424 Whitings Road (formal meeting) (continued) <br />• Joyce Mason said regarding shared driveway, if it's a named driveway, then has to be built to <br />standards of regular roadway. <br />• Need State curb cut on Rt. 28. <br />Motion: Glen Harrington motioned to approve the 424 Whitings Road subdivision plan, pending a <br />complete application being made to the Town Clerk for Planning Board and satisfying Fire <br />Department access requirements. Scott Carline seconded the motion. This motion was approved <br />unanimously by Design Review and by Plan Review, except Tom Fudala, who abstained. <br />804 Falmouth Road (formal meeting) <br />Special Permit from Planning Board <br />Proposes to add a Retail area within the existing buildings <br />OwnerlAgent — Kevin Andrade <br />Matt Costa appeared and said they have an existing Special Permit and are requesting to modify to <br />include retail use. He said they do not intend to change anything on the site, but Applicant can't <br />market this property until they get Special Permit to include square footage of retail use. Mr. Costa <br />said once they get tenant then tenant can pick building tenant wants then they can do final <br />calculations re septic flow, if required. Required parking is 152 spaces; they have 167 spaces. <br />Tom Fudala mentioned that this is in an Industrial Zone so they can only have low -traffic retail such <br />as carpet store, furniture store, etc. It is very limited. Tom said it is disconcerting not knowing exactly <br />where retail will be, but thinks it will be okay. <br />Glen Harrington said the property originally proposed all first floors were to be office space and all the <br />second floors were to be warehouse dry storage. The septics were over -designed. If this is <br />approved it should probably be okay. There has to be calculation of what is being used as office and <br />what's being retail. There is 1 septic system for each building. <br />Thomas Rullo said Fire Department will have to look at individual business that wants to go in there. <br />MOTION: Glen Harrington motioned to approve as presented subject to Fire Department approval of <br />occupancy; Joyce Mason seconded the motion; and the motion was unanimously approved by both <br />Design Review and Pian Review. <br />2 <br />
