104 Falmouth Road (continued <br />Committee comments/questions: (continued <br />Tom Fudala said regarding parking required for these two buildingsātheoretical parking space was <br />provided but was made up outside the fence. Tom advised Applicant to make sure 24' is maintained <br />on West side and to have his Architect look at it. Also, Tom repeated that Applicant should provide <br />floor plan for building #1 amending incubator space change to storage. <br />Glen Harrington questioned necessity of exterior stairs. Stuart Bornstein said no necessity just that <br />interior stairs took a lot of room so put stairs outside. <br />Glen said feather dusting is fine, but no vehicle washing inside or outside. Also, Glen said no vehicle <br />repairs on the property. <br />Glen Harrington said on side of building with smaller drive-in storage 24' required for 2 -way traffic so <br />there has to be some concession for RVs parked on that side of the building otherwise blocking <br />emergency vehicles. Glen said perhaps we want to look at an actual number of RV spots to be <br />parked on West side of the building. Stuart will move RV parking spots and will mark on Plan. <br />Glen noted Plan shows 92 parking spaces as the requirement, but calculation misleading since no <br />flex use in either building... needs to be updated. <br />Catherine Laurent asked whether or not the issue with Cape Cod Commission resolved. Tom Fudala <br />said Cape Cod Commission won't see it until we're done with it. <br />Catherine shared concern with others voiced about not having parking on one side of the building. <br />She said designated parking on West side of building is needed. <br />Mike Mendoza asked if emergency lights outside at exterior stairs. Stuart said there is generator at <br />site running just for this site. <br />Mike noted nothing on Plan showing rest rooms. Mike suggested Applicant talk with Town Plumbing <br />Inspector regarding requirement, such as MDC traps. Mike said this way there are no surprises down <br />the road. <br />Mike Mendoza said on Town application it was stated "to change door design to lower height of <br />building", but going to Planning Board for "modification of the Special Permit to allow outdoor storage <br />of boats and RVs". Mike said application should match. Stuart said this was just a foul-up. <br />Mike Mendoza advised Applicant the project falls under controlled construction. Mike asked whether <br />8125 first floor Plan are solid partitions. Stuart said those will be walls. He said the building will be <br />little pods; ail sprinkled. He said series of cameras will be inside garage and outside. Jack Phelan <br />advised he think about suppression system. Stuart said he will do so. <br />Mike Mendoza advised Applicant to show clearly on Site Plan specific area where trucks can back in. <br />Mike said Town departments will rely very heavily on Site Plan to scale clearly showing all parking, <br />truck parking, to clearly see the Fire Department has the 24' access space. If the Site Plan doesn't <br />address all matters discussed today, then it will only delay the process. Have everything in order first <br />time for permitting so Site Plan will be key since we heard a lot of issues today. <br />3 <br />
