Currently plans call for Fire Department access on <br />Market Street but are changing to either Benefit Street or Storrs Road. Leaning toward Storrs <br />Road for fire connections. <br />• Will match other building they're developing; paint colors will match. <br />• Building will be connected to their wastewater treatment facility and capacity plenty for <br />apartments and commercial regardless of use. <br />• Looking at taking utilities out of basement and putting at back of building. <br />Mike Mendoza noted spaces labeled office or retail commercial. Tom Feronti said because <br />restaurant less likely in this building because of size of space and grading issues. He said they do <br />plan on restaurant across the street in Building 40. Mike Mendoza said later on if client wants to put a <br />restaurant in Building 41 then parking will be an issue. Tom Feronti responded that Benefit Street <br />has spaces and would be most likely candidate for outdoor dining. <br />Tom Feronti explained there are secure doors leading up to apartments. Occupants will have key <br />fobs. He said Knox Box will allow Fire Department access. However, Police Department would need <br />keys for access to all doors. Tom Feronti said they will provide keys for Police Department access. <br />Mike Mendoza said once construction starts Police/Fire to be notified. Tom Feronti said absolutely. <br />Any time they impact road service, etc. they let emergency services know. <br />Catherine Laurent asked: Is it typical that parking for residents to be on opposite side of the building? <br />Tom Feronti responded the residents can park on the on-site parking. He said lot parking is open <br />parking—spaces allocated, not assigned, to residents. <br />Tom Fudala said last 2 parking spaces... how do they back out? Tom Feronti said they may have to <br />remove one space to allow back-up room for those 2 spaces. The one to be removed is not a <br />required space. Mike Mendoza said when space removed, then submit new Site Plan. Tom Feronti <br />said okay. <br />Mike Mendoza noted that as always it is controlled construction. Mike said he is concerned about <br />safety when construction begins. Tom Feronti said the hope is to get that corner construction finished <br />by time they start moving people into the building. <br />Tom Fudala asked where deliveries happen for the 4 businesses. Tom Feronti said deliveries <br />required before 10 a.m. and will be from Market Street, Benefit Street, and there is also Storrs Road. <br />Size of spaces won't need a lot of deliveries; showing as offices right now. <br />Mike asked about dumpsters and how is trash addressed. Tom Feronti said they identify dumpster <br />locations on the other Plan; their current contract is with Cavossa for trash collection. <br />Jack Phelan called attention to parking spaces in back of the building and cautioned they keep in <br />mind the Fire Department needs 20' wide clear area for the ladder truck. <br />
