Chairman Abbott announced that the deadline to be considered for CPC funds afthe May <br /> meeting was November 1, 2012. The Chair suggested talking with Ms. Botsford about the MHA <br /> requesting funds for a feasibility study on a second parcel of land. Ms. Egloff recommended that <br /> the AHC pursue a feasibility study for Old Barnstable Road, allowing the MHA to pursue <br /> funding of a study for 950 Falmouth Road. <br /> Mr, Johnson made a motion to ask for money for a feasibility study on Old Barnstable <br /> Road. Mr. Isbitz seconded the motion. All voted unanimously. <br /> Chairman Abbott will communicate the Committee's request to Selectman Richardson so that <br /> the Town Manager can contact Laura Shufelt. Committee members recommended that the Chair <br /> be copied on all communications among the Town Manager, Selectman Richardson and Ms. <br /> Shufelt regarding the feasibility study, in order to keep the Committee informed. <br /> Habitat for Humanity <br /> The Chair attended the Russell Road event. Chairman Abbott reported that the family of five <br /> was very excited about the opportunity. The lottery for the other two properties located off of <br /> Rt. 130 in Mashpee was expected to take place by the end of the year. Mr. Johnson will be <br /> following up on the official Mashpee Habitat for Humanity affordable housing count. The State <br /> had on file less homes than have been built. It was suggested that the State may be missing the <br /> documentation necessary to include all of the Habitat affordable homes in the inventory. <br /> Motel Conversion <br /> Peter White, owner of Plaza del Sol, was in attendance at the meeting. Ms. Egloff agreed to find <br /> out more information about Provincetown's efforts to convert motels to affordable housing. <br /> Chairman Abbott mentioned to Ms. Botsford that the motel was for sale and inquired about the <br /> possibility of a motel conversion to affordable housing and asked to be included in any planned <br /> meeting. The meeting was expected to take place tomorrow and Mr. White stated that the <br /> meeting was an initial tour of the property. Mr. White reported that, as a result of an agreement <br /> with the Town, 9 of 19 motel units were allowed to be used for long term guests. The remaining <br /> units allowed stays up to 90 days, but would require a one day check out before returning. <br /> According to state law, 90 day guests must pay the room tax, but long term guests do not. <br /> Regarding the layout, Mr. White reported that, among the 9 units, there were 4-2 bedroom <br /> apartments and 6 rooms which could be converted to 3 townhouse apartments. There was also a <br /> 4 bedroom, 2 bath house on the property. With a total of 20 units, the cost would be $45,000 per <br /> unit ($900,000 asking price/closing costs)which would be one third of the cost of affordable <br /> housing units on Cape Cod. Mr. White did not think that a town-wide bylaw for motel <br /> conversion would be needed since there were only 3 motels located in Mashpee. Mr. White <br /> reported that the MHA could operate it as it existed, using the remaining units as emergency <br /> and/or transitional housing. Mr. White added that there were sources of funding available to the <br /> MHA to finance the motel. There was discussion about members of the AHC attending the tour <br /> and the need to communicate and collaborate with the MHA. <br /> Affordable Housing Brochure <br /> Ms, Egloff was searching for the brochure and will forward it to Selectman Richardson. <br /> 2 <br />
