Board of Assessors Meeting Page <br /> Dearing on appeal. for Real-1--Property Tax Abatement <br /> Ma2 128 , Block 2 , Unit 670 � owner Edward Shore (continued) <br /> Short discussion followed regarding problems with the bluff , <br /> recent talk of building a retaining wall, and possible effect on <br /> the units . Chairman Greig pointed out that he understands this <br /> problem very well. - he is a civil engineer. Mr. Bailey informed <br /> that this issue is the main reason Possessing has spent so much <br /> time out in that area . At present, only one unit may be <br /> effected. Mr, Shore pointed out that even so, the word is out - <br /> property owners in that immediate area are frightened '. MMr. <br /> Shore thanked The Board and David Bailey for their time and <br /> consideration. The hearing ended at 7 : 30 p9me <br /> Hearing on Aepeal for Rea l- Pro err Tax Abatement <br /> Map 120, Block 121 - owners Cobert and Joanne Fox (present) <br /> Mr, and Mrs . Fox presented a list of excellent neighborhood <br /> comps. Mr. Fox stated they have no argument with the land value <br /> at $98 , 000 , but do feel the dollar value of their house is <br /> disproportionate in relation to other houses in their area. The <br /> current total assessment of the subject property is $372 , 200 . Mr. <br /> Fox - explained that he is a builder , built his house and many in <br /> the area, some of which he is using as comps because they are <br /> assessed lower than his house, yet are similar. <br /> Mr, Fox stated that many of these similar hones have air <br /> conditioning , marble, top-of-line kitchen cabinets , alarm systems <br /> all the "goodies" that his douse does not have. This year his <br /> house value increased, yet these other house values decreased. <br /> His house grade is A and the square foot value is - the <br /> others ranee from $39 to $66 per square foot. Just two houses <br /> down from his , but on the water with a brand new pool , the house <br /> is graded yet is valued at $66 per square foot. In <br /> particular, the house on Lot 39 which he built in 1985 , the sane <br /> time he ]wilt his own house, is also valued at $66 per square <br /> foot, yet the same contractors and same materials were used - the <br /> only difference is the design. <br /> Mr. Fox ' stated. that his outdoor pool is a major issue. 1t <br /> is valued at $17 ,100 , yet he paid $10 , 000 many years ago to <br /> install it; a neighbor ' s pool is valued at $6 , 000 , yet he <br /> installed that pool recently for $32 ,000 . Another issue is his <br /> hot tub, an interior tub valued at $3 , 500 , yet other hot tubs, <br /> exterior, larger, and more costly, are valued at $1 , 700 . Mr. Fox <br /> started that he cannot understand how his house can be considered <br /> that much better than these similar houses. <br /> i <br />
