Board of Assessors Meeting Page 3 <br /> Areas in Ted of Assessment Chan.: continued <br /> Raw Land (continued) <br /> David Bailey expressed agreement; he pointed out that at the <br /> present timer there are all sorts of entities that are buying up <br /> properties . Lengthy discussion followed concerning specific <br /> parcels in Mashpee now in process of being purchased for various <br /> reasons , and negotiations that are taking place concerning other <br /> properties in Mashpee about which specifics are not yet known. <br /> Upon question from Vice Chairman DeLory, David Bailey <br /> informed that the sane problem ekists with many of the parcels <br /> that have been appraised at $3 , 000 per acre - costly roads would <br /> have to be built to gain access to this interior land . He <br /> recommended that the assessments on these kinds of parcels be <br /> reduced by about. .1.5% . Many are now assessed at $7 ,000 per acre; <br /> he would like the assessments down to about $6 ,000 per acre. <br /> Leslie Greig expressed opinion that by the time the new <br /> revaluation is in place, many raw land values will have been <br /> established. David Bailey expressed agreement. Chairman Porter <br /> initiated lengthy discussion concerning Mr. Bailey ' s <br /> recommendation that certain parcels be reduced . David Bailey <br /> pointed out that when Owners notice the reduction on their tax <br /> bills , they may not wish to contest because they may feel they <br /> could sell to the Federal Government at the adjusted value. <br /> Vice Chairman DeLory questioned the subject appraisal <br /> on the 63 acre parcel . David Bailey stated it is $185 , 000 . He <br /> expressed opinion the purchase price will probably be more - <br /> perhaps $5 , 000 per acre - total price perhaps between $250 , 000 <br /> and $300 , 000 . <br /> Other Areas in leek of Assessment Chan es <br /> David Bailey recommended that other area changes for <br /> this year should be dealt with in a "sof t" manner . Some <br /> adjustments and some neighborhood changes rust be done. <br /> Property ales are coming in high. <br /> 5 Property Sales are coming in low. <br /> Cotuit 'Bay Condominium Bales are corning in very <br /> low. sales prices have always been notorious - they are hand to <br /> comprehend. During last valuation, identical units were. sola by <br /> real estate brokers - one for $120 ,000 , the other for $175 , 000. <br /> Sellers and Buyers had been contacted - no valid reasons given . <br />
