Board of Assessors Meeting Page <br /> Areas in teed of Assessment Chain continued <br /> Raw Land (continued) <br /> Leslie Greig pinpointed the raw land between Route 130 <br /> and Otis Air Force Base. He stated that the land is in the Fish <br /> and WJ_1dlJLfe Corridor but is not priority. David Bailey <br /> explained that this Land is the worst; he could understand <br /> lowering assessments in that location, which would be <br /> justifiable. Lengthy discussion followed concerning acreage in <br /> that area. Mr. Bailey felt there is no more than 500 acres ; Mr. <br /> Greig felt there is about 2 , 000 acres - he has researched the <br /> area at length. <br /> David Bailey informed Board Members that it is the will <br /> of The board to determine if these kinds of parcels should be <br /> lowered in value; however , he would like to feel comfortable with <br /> the decision. Be explained that he does not feel comfortable <br /> targeting parcels just because they are in the Corr idor; he does <br /> not mind targeting property south of route 1.51 because it is more <br /> desirable - which is justifiable. Leslie Greig expressed <br /> disagreement. Discussion followed. David Bailey stated that this <br /> ratter is arguable; however , he would rather not argue this point <br /> with the ATB. <br /> David Bailey pointed out that Mashpee, in general , is <br /> in very good shape considering this is the third year after <br /> Recertification. Where are these isolated neighborhoods . that <br /> should be modified - and not to a great extent. If The Board <br /> decides to do something with the acre age price, that is fine; if <br /> this issue is held off for another year, that is fine also. He <br /> again expressed agreement with Mr . Greig ' s reasoning that the <br /> Federal Government usually does pay more for priority parcels <br /> He stated that if it were not for these Government priorities , he <br /> would be arguing very strongly to lower the assessments on this <br /> type of acreage because Assessing would never be able to just .fy <br /> the current assessments . side discussions followed. <br /> I <br /> i David Bailey explained that land sells like businesses <br /> business property sells when someone has an idea and knows what <br /> its use will be; an owner is not forced to do something with a <br /> piece of land. This 1s not the way the market. works . Assessors <br /> I <br /> generally recognize this proven theory. Lengthy side discussions <br /> followed concerning various business properties and recent <br /> foreclosures in Mashpee. <br /> David Bailey recommended that The Board not lower any <br /> of the raw land assessments and see what happens .
