r
Board of Assessors Meeting Pace
Update by David Ba.i (continued)
illow end - Grading of the Lots (continued)
be more flexible. Vice Chairman Porter questioned i.f using the
system o "location . . . location" for land alone would solve the
problem lem at WillowBend. David Bailey explained that with a eondo-
minium, the land is not allowed to be assessed. With all of our
properties , the difference between location is accounted for in
the land. However, with condominiums, within a condominium
roup, there is only one adjustment . Views . and there
are view factors bad, good, Very good, excellent, superior,
etc
Upon question from Kenneth Porte`, Mr, Bailey
explained that there is nothing -in the system to adjust for
topography; a view factor can be used for topography; however,.
the problem exists that the same percentages apply to every
condominium development. As example
A Quashnet Valley Condo with an excellent Griew
will add to that typical condominium. The
typical WillowBend Condo starts out at a much
higher- price and the spread in prices is greater
than in most condo projects . We just need a
little more flexibility in the multipliers . * m
e cannot change these multipliers because that
would change all the condominiums in Town. What
e need is to add a few multipliers that we can
use just for WillowBend . . . and also use for
Maushop because of the waterfront properties that
house very small buildings which creates another
kind of problem. These multipliers are what
Patriot is working on at present.
More ' discussion followed concerning the totally
abnormal , unusual , and drastic differences in the location of the
Wil.lowBend lots in comparison to all of the condominium projects
in Mashpee.
Upcoming ATB Cases - David Bailey informed that he i
continually working on these cases .
School Aid - Mr. Bailey is continuing to collect
information on - this issue. He has submitted some data but does
not ]snow how much of it will be useful . Chairman Greig informed
of the upcoming meeting with Dr. De ouara on this matter that he
feels should be very informative; he hopes all can attend. David
Bailey stated that he pians to attend.
