approximately$ /square foot at Seamist. When adjusting for the number of bedroom and sizes,,one.
bedroom units were$ /square foot. In summary, Mr.Bernklow suggested that values do not allow for
functional inadequacies in marketability of the units at Seanuist.
Ilrfr. Bailey queried as to whether Mr. Bernklow's figures reflect amenities. Mr. Bcrnklow responded that
typically amenities do not add much to the value unless you are on a golf course or the ocean.
Mr. Bailey noted that what the public perceives as marketability often changes and cannot be depended
upon to set tax liabilities. Seamist Resort is priced in the low-Middle of the condo market range in
lashpm. He asked that llrir.Bernldow provide the Board with back-up material corroborating his local
value comparisons before the Board can consider their abatement request.
Messrs. Bernklow and Dravis departed the meeting at 2:40 p.m.
2:45: Bob and Pauline DeL _ BayRoad)
Mr. and Mrs.DeLory appeared before the Board to request an abatement of the taxes due on the marsh area
abutting their property. The Board consulted'Town maps to pinpoint the area in discussion.
Ir. DeLory noted that the marsh is unbuildable land, and therefore he believes it has been valued too high.
1r. Bailey noted that there are several property owners with frontage on the marsh that would buy the
mar thus giving them water access e.g.through building a dock). The fact that these owners do not
have water access lowers their property value, while increasing the valve of Mr. and Mrs. DeLory's marsh
property. Those property owners who are cut off from access to the water night gladly pay for it, The
marsh's value comes from a combination of these possible parcels attached to owner without current water
access.
Ms. King commented that the Board would consider lir. and firs.Del r-y's request for abatement.
W and lir .DeLory departed the meeting at 3:04 p.m-
The
.m.T'he Board discussed fir. and Mrs. DeLory's abatement request and concluded that while the marsh land
has value, they want to consider and research that valine further before voting on the issue at the next
meeting.
Ms. King presented abatement requests No. 6 and No. 9(see copy attached to original minutes)and
recommended that they be denied. It was motioned(Greig),seconded(Porter)and carried to deny
Abatement Applications No. 6 and No. 9. Mr.King presented abatement requests Nos. 3,8, 10 and 1 and
recommended that they be approved. It was motioned(Greig), seconded(Porter)and carried to approve
Abatement requests los. 3, 8, 10, 1.
After discussion it was agreed that Mr.Ba ey should contact the'Town Clerk asking that a notice to the
public be published noting that members of the Board of Assessors are in non-voting working sessions
daily should residents wish to consult them.
The next two meetings will be scheduled for February 12 1h and 19`h at 2:00 p. . Mr.Biley will mance
appointments for abatement hearings on those days. Ms.King asked l ir. Bailey to see if these meetings
can be posted. '
The meeting adjourned at 3:28. p. .
fully Submitt
464
Christina Roberts,Boars!Secretary
