TOWN OF MASHPEE
PLANNING BOARD DECISION
Open Space
Multi Family Development
Meeting House Road
Edward Grogan, Applicant
At its meeting of December 19 , 1984 , the Mashpee Planning Board
discussed and voted on the above described condominium proposal.
Richardson Jonas abstained, Harold Collins was absent and could
not be reached. Richard S. Dubin, Earle Marsters and Michele Stone
were present and voted.
A motion was made to approve the application subject to a reduction
of the number of units to 183 . Mr. Marsters and Mr . Dubin voted in
favor of the motion and Ms . Stone voted against the motion. The
motion did not pass since a 4/5 majority was required. An effort
was made to locate Harold Collins who had attended the public hear-
ing on the application , however, Mr . Collins ' location during his
vacation could not be ascertained. The grounds for the opp:;sition
may be summarized as follows:
1 . The proposed development is characterized
too great a degree of density: It was
not shown that the proposed development
was superior to a conventional plan in
conserving open space , as required by
Section 9 . 373 of the Mashpee zoning By
Laws .
No significance was attached to the fact
that the proposed project far exceeded
in terms of house units the number allowed
(87) in a comparable single family develop-
ment.
2 . The proposed project did generate a danger- r
ous impact upon traffic . Extensive evidence
was submitted that the impact on traffic at the
junctions of Meeting House Road with Central
Road and Route 28 would be dangerous .
MASHPEE PLANNING BOARD
By its chairman
Richard S.
