Community Preservation Act Committee <br /> Minutes <br /> November 9,2010 <br /> Habitat for Humanity— 12 Russell Road: continued <br /> It was noted that Habitat is presently in the process of completing the <br /> application to the Zoning Burd of Appeals(ZBA)to acquire <br /> comprehensive permit under Chapter 40B. <br /> The house design would be a three-bedroom hone in traditional style in <br /> accord with the surrounding neighborhood hones. A front porch is <br /> planned as several modest hones in the area have porches. <br /> The Committee asked the applicant if all zoning issues have been resolved <br /> with respect to the subject parcel. It was noted the applica ion has been <br /> before the CPC Committee several tines, and the Planning Board agreed <br /> the property as created was deemed an AN1 , Approval Not Required. <br /> The AIT does not state the lot being created is in compliance with Town <br /> zoning. Further, the creation of Lot A would not make the existing <br /> building non-compliant. <br /> Mr. Dickinson indicated the lot is undersized by current zoning. A o' <br /> minimum m frontage setback is-required. <br /> It was disclosed there is a discrepancy on the site plan as it gelates to <br /> Habitat's documented plan on page#1 - 43.58' and the site plan submitted <br /> to the Planning Board dated July 22,2010 - 61.17'. It was noted the <br /> comprehensive permit would correct the issue if it is requested by the <br /> applicant. <br /> The property will grant the inhabitant's the right to access the waterway as <br /> with other residents of Russell Road. The sale price will be$124,800 for <br /> an income-eligible buyer.
