The property is in <br /> the flood plain and under the ,jurisdiction of the Commission. % of the gross area <br /> is protected and will not be touched. It has a shallow septic system and will be <br /> 1-12 story house. <br /> Ms barnik asked if it received ARC approval? It is still in process. <br /> Mr, Grotzke advised there will be no lawn. The prime issue is the nitrogen loading. <br /> g <br /> Under Commission policy, approval would be for a minim= of two bedrooms. He <br /> studied the way the Cape Cod Commission developed it. He described the process <br /> of looking at the whole subdivision. The last page of the notice gives an analysis; <br /> this property is 7.27 ppm with two bedrooms. <br /> Mr. Sherman asked the size of the lot? It is 12,000 s.f. <br /> Mr. Grotzke stated even with two bedrooms they are over, but because of the open <br /> space, he hoped that would be a consideration. There is a reserve area of several <br /> acres behind this parcel. -Counting all the lots within the reserve area., it is <br /> 2 acres of open space. <br /> Mr. Sherman advi ed the Cape Ce e. trpolated and took as one lot-and still <br /> Comm�.s ion has two formulas, one for subdivisions _ <br /> and one for individual lots.
