Conservation Commission <br /> December 2, 1993 <br /> Page 4. <br /> Mr. Sherman stated that would be opening "Pandora's Box". <br /> Mrs, Ferriday stated everything coming before the Commission from now on will be in <br /> this category. She stated the Commission should deal with here and now and what <br /> went on before cannot be taken into consideration. <br /> Mr. Fitzsimmons agreed, but asked if the Conmussion should include reserve areas' <br /> Mrs. Ferriday asked what about empty Lots that are not developed' <br /> Mr. Fitzsimmons stated only areas with cluster zoning should be considered. <br /> Ms Lannik suggested only open spaces within the area should be considered. <br /> Mr. Rhodes asked, if you take a lot bordering a conservation area of 70 acres, <br /> would you thea allow then to put up a seven bedrooYn house? <br /> Mr, Grotzke stated they would l�.t the lot to a► two bedroom house, if they <br /> could get approval at this time, and an understanding that it can be increased <br /> when they can address nitrogen loading with a septic system. There is a sale <br /> ponding. <br /> Ms Eannik ,suggested limiting it t two bedrooms andrthe new owners can come back <br /> in f there is something new approved. . <br /> The Agent will make an appointment with the Cape Cod Commission who formulated the <br /> fowla being used. rt <br /> Vim: Motion made and seconded that the Agent will contact the Cape Cod Commission. <br /> Mr. Sherman asked Mr# Grotzke if the plan given to the Commission is the same plan <br /> submitted to the -Board of'Health and it was. He stated there are no more issues <br /> dealing with performance standards. <br /> Public comments: Douglas Folan, an abutter, came a8 an observer. He advised prior <br /> owners have tried to build on this lot and it was considered unbuildble. He <br /> questioned why gree people were told no and one person told yes. <br /> Abutter receipts were provided. DEP amber and comments not yet received and <br /> attestation of ownership to be provided. <br /> M: Motion made and seconded to close the hearing at the next hearing after <br /> receipt of DEP nunber and attestation of ownership and permit a two <br /> bedroom house. <br /> TO CICGE UPW PTO <br /> 7:50 WILLOWBEND DE ELP4= CORP. for- a Determination of Applicability on the <br /> proposed regrading of an emisting sloped fairway area at Quinaquisset Avenue. r <br /> Peggy Fantoi presenting. A photo was shown of the area. They would like to <br /> but a slope down and add fill to bowl the land. It is only a rgrade.' 'A berm <br /> will be left in place and if damaged will be brought back to its prion status. - F. <br /> A siltation fence will be in place, .- There has been no problem. with drainage <br /> Ponding; they can put in a drywell if a problem. <br /> Public comments were requested; none.
