i <br /> r <br /> Conservation Comisison <br /> Jure 1 , 1990 <br /> Page 5. <br /> 9:15 HERBERT & NANCY BEIBEL for a new guest house, deck modification, new <br /> garage, septic system, swimming pools, paving, walls,,. wooden footbridge, <br /> boardwalks, drainage, fencing, rock outcropping, putting green, plantings, <br /> driveway and sod lawns at 129 Greensward Road, Al Abrahamson presenting. <br /> There are five lots, two houses- and a wetland in the center. The Beigels <br /> reside in one house, the other is an in-law residence. <br /> There is a 20 foot drainage easement between the second and third lots connecting <br /> to a pipe, on early USGS maps it shows as a depression but not as a wet area. <br /> Borings of trees in the area, red maples, indicated they are 25 years old. <br /> Previous to 1963, it probably was a damp area; not with standing water, <br /> Jim Ingram advised the trees were secondary growth; the initial trees on the <br /> site were out at some point. <br /> Mr, Abrahamson stated a road on the property was used as an access point for <br /> maintenance on the golf course; not a legal access, it has just been used <br /> because previously no one owned the parcel . The rest of the site is heavily <br /> vegetated; there is no existing sod grass on the lots, there is rough grass <br /> bordering the golf course. There is a 50 foot golf easement throughout the <br /> back of all five lots. There will be a parking court, Bi rveays will be <br /> obliterated and reeg etat . A garage will be built. Three pools will be <br /> constructed on two separate levels with rock outcropping to be imported from <br /> Hopkinton, There will be a 6 foot grade differential with a rock slide and <br /> waterfall . Dra i nage from the area will be picked up into a surface system <br /> and put into leaching pits. The pool will have an ozone system. The cabana <br /> will be a but type structure with several flat roofs. There will be no roof <br /> water as on the back side, facing the wetland, them will be some drippage <br /> which will be picked up in a stone trench all around. The 35 foot setback <br /> lire is only violated in one spot. It is 18 feet between the edge of the <br /> wetland and outside edge of the retaining wall . They will not be destroying <br /> any vegetation. Trees on the inside of the roadway, because of the grading, <br /> swimming pools and structure, will have to go except for the white oak they <br /> are saving. <br /> Ms B hr an questioned lot coverage and was told the driveway will be of crushed <br /> store, walkways will be 3 feet wide and whatever the limit is, they are under <br /> it. <br /> Because of the golf course easement and topographical features, there is no <br /> way to go from A to B without crossing the site. They designed an elevated <br /> boardwalk going from on-e side of the wetland edge to the other side of the <br /> wetland edge. Elevations are beneath the water levels which are 11 .9 with <br /> a mucky -bottom. A bridge is detailed on sheet10; B -- 15 foot spans with <br /> pile supports to be constructed by hand. Access for this is an area of old <br /> construction way which wi l l be uti l ized. <br /> They will be replicating the area the wary it should have been in the first <br /> place. Because it is not pristine, ie original , they would like to add some <br /> wetland materials that should have been them, creating a white cedar swamp. <br /> There is a walkway going around the wetland. They would be going inside the <br /> wetland edge in two spots. <br /> Mr. Sherman asked how far above the water the boardwalk isand was told the <br /> elevation is 14.5, actual water level is 11 .9. It will be 2 - 3 feet depending <br /> upon the level of the water. It will be the sane height over the vegetation. <br /> Because it is heavily vegetated, they will not take down any trees so there <br /> may be more of a meandering nature than shown. <br />
