Conservation Commission
June 21, 1990
'age 2 .
if pipes are removed, they will be brought to disposal sites and re-
ceipts obtained.
The excavations are deep in sand and plantings are err sensitiv .
They plan to shore the excavation with a large steel rinq placed
over the areas of excavation to minimize the size of the hole.
The old systems will be filled and will be removed if necessary.
Pictures were presented of areas where systems are proposed&
Al Abrahamson advised it is difficult giving quantities in a verbal
description of plant materials. Photos are the best documentation,
They have done the entire site including the coastal bank*
The property is going to be marketed as single family detached houses*
They want to maintain individuality and not look life a condo complex.
What will happen around each unit is unknown; it ray be expanded. Open
space In front of the cottages will be maintained. There willbe
line where nothing can go forward of. The other problem is access to
the site, They cane up with a one-war system and a. system of court-
yards. Hedqing is going to be important; property lines can be definedop
To get back down to shore Drive, they are proposing a straight shot,
a cobblestone driveway.
Ms Behrman questioned the turning radius for fire trucks. She' re guested
a memorandum from the Fire Chief for the files.
Mr, Abrahamson stated, with the grade differential, -it makes more
sense to go straight in, perpendicular to the slope, putting. re-
taining walls in both sides and sink a garage in under the house.
Ms Dehrman stated they would be excavating into the coastal bank
Mr. Abrahamson feels it is doing to be visually less obnoxious to
go in perpendicular to Shore Drive than to go in obliquely to it.
Mrs. Simons suggested having all the cars down in one area to preserve
the banks. Nor. Abrahamson asked which area? He stated asphalt is now
violating in all directions.
Mr. Sherman stated, since the harrier beach would broach .in a storm,
performance standards of a coastal bank Mould have to apply. It does
not border directly on an inland water resource but a coastal storm
suer `e becomes a coastal bank.
Ir. trot ke stated there is some interest in having the two lots as
one and mooring it back.
Mrs. Simmons stated everyone is concerned with the last lot.
Mr, Zeppenfeld advised they have considered filling in the dune and
vegetating it. They have also considered a boardwalk and some steps
to encourage people to use one side. They can narrow down and tighten
rip. They have also considered sprinkling these buildings.
Mr. Coffey stated the photos were acceptable and they, together with.
the landscape plan were made part of the record.
