Warwick Assoc. To construct and maintain a <br /> staff Tway and deck wi thin loo feet of Bantu i t Pond at Lot 50 Cranberry Lane. Chris <br /> Clark presenting with Mr. Capa re 1 1 a . Proposed is a set of steps down a steep bank <br /> leading to a deck thence to a lower platform. Thi s is in l i eu of a dock. A portion <br /> is to be cantilevered out over the water to enable access to the water, The dock tha t <br /> is currently in the water will be removed. All construction is to be of wood material <br /> and work to be done by band with the only impact to be the posts going into the ground. <br /> There is a four foot drop to the water . <br /> John stated during the heaviest rains the pond came up 10-12 inches but then sought <br /> in �,r,-s � ta_ ►has done and the overs* .� I ,Pro j ec t I s on a very s teep Dan! . <br /> The detriment caused to the environment by the sinking of the tabes or the onecon- <br /> crete block as support for the steps wr u 1 d be minimal compared to the continual up <br /> and down use which would -cause an erosion gu 1 l ey. <br /> Mrs. Ferriday asked if there were plans for revegetation and was told by lir. Caparella <br /> that he had none at this time. Mr. Clark stated mu1 h might b e considered. <br /> John recommended that rather than mulch , the use of low ground- cover such as blue- <br /> berries <br /> lue- <br /> berries would be preferable. <br /> Mr. Coffey questioned the height of the cantilevered deck above the water and the <br /> access. <br /> Mr. Capa re l ]a stated i t is four feet and the idea is to have a boat nose in under, <br /> Mr. Coffey stated the corning and going would be more detrimental than lowering the <br /> deck. He sugge ted hanging the deck rather than supporting it. Mr . Clark agreed . <br /> Ms Behrman stated where it is planned to swim from this deck, the ladder should be <br /> indicated on the plans to the Conor i s s s onnd if a step down into the water is planned, <br /> this should be indicated also. fir. Clark agreed. <br /> Mr. Rosenberg moved the hearing be closed upon receipt of revised plans and an Order <br /> of Conditions issued within 21 days. Seconded. VOTE. <br /> E , <br /> HEARING CONTINUED PENDING RECEIPT of REVISED PLANS . <br /> 8: 30 - Ronald Grossman. Joseph Burns stepped down for the hearing and Patrick <br /> Coffey was designated as voting member. Wm. M. Warwick Assoc.-Agent) Chris Clark <br /> presenting. Abutters receipts were presented. Also present for the hearing were <br /> Mr. & Mrs . Grossman , Elizabeth Chapman, Architect and Joseph Ta rabel 1 i , Builder. <br /> A three bedroom dwelling is proposed . Two variances have been granted by the Board <br /> of Appeals , one for the 50 foot distance to the edge of the wetland and the other <br /> for the ACEC setback. The house will be moved as close to the road as the septic <br /> will allow■ This lot received an order of conditions to a Mr. Cohen in 1982 for <br /> a house. A variance has been received from the Board of Health. A deck and pool <br /> i s proposed which will have an Ozone cleansing system. This pool arrangement is <br /> almost identi a1 to the Levy project at Lot 16. The wetland was flagged by IEP. <br /> The house is to be guttered with all run-off into drel 1 s . The d ryel 1 on the <br /> swimming pool side will be 1000 gallons' to handle any possible draining of the <br /> Pool . Hayba l es will be placed ne t to the deck and 8 feet around the foundation. <br /> a. <br />
