Conservation Commission <br /> December 29, 1958 <br /> Page 2S <br /> Mr. Ferra azwo advised the proposed remodeling is. the elimination of <br /> the lower deck and rebuilding the elevated. deck. The house. is 20-22 <br /> years old and has received no maintenance. <br /> Exhibit A shows the elevated deck which they propose to extend out to <br /> the deck at grade. The stairs wi l'i be broht up around ars existing - <br /> oak tree. Sono tubes with. 6 x 6 supports will be used with gravel fill <br /> o be placed under the existing deck. Excavation will be by hand. A <br /> landscape plan is attached. <br /> Mr. Rosenberg asked the underpinning of the present deck. <br /> Mr. Ferragammo stated it is a series of wooden 4 x '.s, posts, some <br /> x 4's;. noth-ing of substance. <br /> Mr. Rosenberg asked if there will be access out from under and.-was <br /> told i , would be underneath the- deck. <br /> r. Burns asked what will happen in this area when the deck is removed . <br /> Mr. Ferragamo advised they propose- pressure treated- 6 x 6 edging <br /> filled with gravel . No further clearing is proposed, and this can be <br /> conditioned. <br /> Lisa referred to two bare spots. on the re egetation plan Where she <br /> wouldlike- to see something. r. -Ferr gas o suggested that be con- <br /> di-tiored. Lisa stated it- will- be conditioned but should be on the plan* <br /> Mr. Coffey asked if the engineered wall is footed and was told i <br /> would be no more than 12 inches- above grade, two 6 inch steps to grade, <br /> Mos Behrman asked the height of the wall and was told it is at 92 and <br /> the high point at 96., a -l/2 to 4 foot wall . <br /> Mfr. Ferragao advised there presently is a cesspool system and due to <br /> the. geov tr y of - the Iot x it- is imposs ibl e,..,,.to. comp y with:.the 100,:. set- <br /> . back <br /> t- <br /> . back from_ the water and Title V requirements. The- Board of Health' s <br /> -decision was to burl► . the 10' requirement on the leaching pit to give <br /> the waximum. that can be fit- on the lot which i 92"IP ' short. <br /> Mr.._ Coffey asked if there. were dr wells and, was told none are,-, designed <br /> into the project now. The present house has not created any erosion i <br /> th.e area and it is not expected that it will . <br /> Mks Behrman asked which war the roof sloped and when shown, stated a <br /> drwell would be needed. Mr. Ferragamno agreed a leaching drwell <br /> could be ,installed. Ms Behrman stated the Commission. would want an <br /> erosion barrier. . <br /> Mr. Ferragano stated- stared , habales,- as necessary, are proposed. <br /> Lisa stated they will be , needed near the -s-tai rwa . <br /> Ms Behrman stated it will be conditioned that the decking be piled on <br /> the site of the existing lower deck. Once they have torn that out, the <br /> harbales will mark that- -dearly. .
