The existing septic system is within one foot of ground <br /> water. This proposal puts the septic system four feet from the groundwater, adds a denitrification unit <br /> because of the proximity to wetlands, and has been reviewed by the Board of Health. The proposal here is <br /> to reconstruct the house and add a garage. The house and existing deck will stag in the same footprint. <br /> The garage would have an addition with a bathroom and siting area. Question as to how the area above <br /> the garage is to classified as a non-bedroom? It should be understood, then,that the property will have to <br /> be inspected to ensure that the proper number of bedrooms have been reported. Full architectural plans are <br /> not prepared yet,but can be obtained when ready. <br /> Mr. Sherman noted that this is a uniquely shaped lot. The addition of a fast-system septic will be a plus. <br /> Compensatory reveetation can be dome for the garage,which will have to be specified. Certain trees will <br /> have to be welled for protection. A retaining wall will be necessary as fill will be needed for the new septic <br /> system. The Building Inspectors have given their approval for the new wall. However, it will move <br /> forward toward the resource area slightly. Suggestion was made that the property be viewed before a <br /> decision is made. Has the driveway been moved appropriately? 'There is a beech tree on the property that needs special consideration. Elias McQuaid suggested <br /> rotating the house slightly to remove it from the tree's root system. The grass area,a lawn,has always been subject to a Notice of Intent. Therefore, if Mr.Kali eit <br /> wants-a negative determination,he will need to remove the lawn.
