MASHPEE CONSERVATION COMMISSION <br /> Minutes of 3 August Zoo <br /> Commissioners present: Elliot Rosenberg, Chair Pro 'dem, John nsen, <br /> Greg wirsen, Ralph Shaw, Carol Moore. <br /> The Chair called the meeting to order at 6:55 p.m. with a quorum present. <br /> 6:55 PUBLIC COMMENT: None. <br /> 7;00 NEW S ABURY PROPERTIES LLC to construct a five bedroo�a <br /> dwelling, septic system., driveway, utilities and landscaping at 17 Alma Road. <br /> Present for the hearing were Robert Gray of sabatia, Atty. Glenn wood and <br /> Thomas Bunker of PSS Design. <br /> i <br /> Mr. Sherman stated he was not at the site and he did not feel the hearing <br /> could close this evening because flagging and staking were not done <br /> according to standards. The hearing can be opened and comments taken. <br /> The Chair advised a quorum of the same members sitting tonight will have to <br /> be present for the next hearing if information is presented. <br /> Atty. wood advised they aro changing the five bedrooms back to four. Mr. <br /> Sherman stated there will be less impact. Calculations were not dome for <br /> nitrogen load. He asked if the leaching comes within jurisdiction. Mr. Gray <br /> stated it did not; Mr. Sherman agreed. Mr. Gray reviewed the proposed plan. <br /> Mr. gray advised there are two isolated wetlands and the flood zone is <br /> associated with one wetland. There are o' offsets from the vegetated <br /> wetlands. Limit of work lines are shown in pink could be adjusted to get the <br /> o' separation. Mr. Sherman stated o' is minimum under the bylaw; the <br /> Commission may not find that acceptable. when the shape of the lot allows <br /> for it, the Commission sometimes asks for more than o'. Mr. Cray stated <br /> they have some flexibility to trove the house closer to Alma Road. They were <br /> trying to maximize the setback from the leaching facility ilit to the isolated <br /> wetlands. Mr. Sherman stated they could go as close as 100' with the <br /> leaching facility and still meet Town regulations so he would encourage some <br /> thought on movement. He stated they could go another 15-20 feet. <br /> Mr. Sherman asked if the Coastal Rank is in accordance with the Mate? Mr. <br /> Gray stated it is 1' higher, as per the 1 lashpee Coastal Bank regulation. The <br /> setback for leaching is 128' to the closest vegetated wetland. The driveway, if <br />
