This <br /> was an existing house that had been vacant for some time. It was a six- <br /> bedroom house. The proposal was to deme the house and build a new one. <br /> They also want to demo the garage and build a new garage. <br /> Ms. Warden refreshed the board's memory by advising them that they had <br /> previously condemned this house. <br /> Mr. sani ki continued by stating that his problem here was that there was <br /> an existing septic system with the house in the front yard. There was a <br /> spit of wetlands that cones up the side that was association property. <br /> Trying to keep the septic system away from the pond was a problem for <br /> hire, The local regulation required 1001 from the SAS to the wetlands, The <br /> variance wound require 691. The reserve to wetland would be 551 and they <br /> normally require 1001, The mitigating measures for that would require a <br /> proposal of a FAST denitrification system with UV. This was serviced by <br /> town water. That was it in a nutshell. <br /> Mr. Ball asked if Mr. Harrington had any comments, <br /> Mr. Harrington stated that this was a great improvement to this property. <br /> Ms. Warden mentioned this was a disaster, You could see the'dash lime to <br /> the house. The Douse was very close to the property line right new. It <br /> didn't meet any of the zoning requirements. He asked Ir. saniki if they <br /> were going through zoning for this. <br /> Mr, rani ki confirmed that they were scheduled before the board of <br /> appeals. <br /> Mr, Harrington re-iterated that this was a huge improvement, At one point <br /> they thought that the house was over the property line. There was an <br /> underground storage tank that was actually at the end of the house that <br /> was on association property. It had been removed and was clean. The <br /> location bf the wetlands just kind of makes the situation worse. But, it <br /> was really the best answer to it. It was a reduction in the number of <br /> bedrooms. He had been through this house. There were three up and three <br /> down,, This was a beautiful house at the time it was built. It was really <br /> done very nicely. But, it had been left abandoned for so long. This was <br /> going to be a five-bedroom, correct? <br /> Mr, saniki stated that that was correct. He was going to leave the house <br /> plans. The garage was going to be a shop area with a room over it. The <br /> accessory building was where the other one bedroom was located in the <br />
