Town of Mashpee <br /> Historic District Commission <br /> Minutes of Meeting <br /> May 20, 2009 <br /> Roll Call: <br /> Present: Chairman Lee Gurney, Wayne Picard, Mike Robbins, Joe Mullin, Marian Spencer <br /> Absent: Earl Mills <br /> Also Present: Town Planner Tom Fudala <br /> The meeting was called to order at 6:06 pm. <br /> Minutes: <br /> Mr. Robbins made a motion to approve the minutes of April 16,2009. Motion seconded by <br /> Ms. Spencer. All voted unanimously. <br /> Public Hearing: <br /> Certificate of Appropriateness <br /> Applicant: Marilyn E. Rollins <br /> Location: 442 Main Street <br /> Request: Deck and stairway replacement <br /> Eric Lubrano, contractor, represented the applicant regarding the project located alongside the <br /> driveway. Mr. Lubrano wishes to demolish the existing concrete block and brick steps, as well <br /> as remove the flower box and platform to be replaced with a pressure treated deck similar to one <br /> located elsewhere at the home. The same handrail design and lattice will be used and will be <br /> within the same footprint of the current stairs and flower box. The deck will extend 6 feet from <br /> the house and 13 feet across the gable. Mr. Robbins expressed concern about the asbestos siding <br /> located near the brick steps and Mr. Lubrano indicated that he intended to use trim board in that <br /> location. Mr. Robbins questioned the tubes and existing posts holding the roof of the deck to <br /> which Mr. Lubrano stated that the homeowner did not wish to remove the roof Mr. Robbins <br /> recommended angle brackets to support the roof. Mr. Lubrano felt that it would obstruct the <br /> stairs. A discussion ensued regarding the support of the roof Mr. Robbins asked about the <br /> width of the stairs and necessity for an egress, to which Mr. Lubrano responded that they will be <br /> at least 3 feet. Mr. Robbins and Mr. Lubrano discussed the location of a post that would obstruct <br /> the stairs. The Commission discussed the plans that seem to lack clearly noted dimensions, <br /> particularly for the stairs and post locations. Mr. Lubrano stated that the applicant wishes to use <br /> the deck only as a small sitting area. Commissioners discussed expanding the size of the deck <br /> but Mr. Lubrano stated that the applicant does not wish to move any closer to the driveway area. <br /> The option to extend the roof was also discussed but given the condition of the roof, it could <br /> become costly to upgrade and bring the structure to code. There was considerable discussion <br /> regarding information not indicated on the plans, such as the location of the door,the posts and <br /> material to be used for the posts and the Commission requires accurate information in order to <br /> 1 <br />
