Mrs. Botsford stated that she feels she is having some difficulty with one person <br /> in particular at Peabody Properties who does not communicate very effectively and can be demeaning. <br /> Several attempts have been made to communicate with this person with regards to training and <br /> timelines, to no avail. Mrs. Botsford has been provided the three three-ring binders that contain Peabody <br /> Properties policies and procedures, but the housing authority has many policies and procedures that we <br /> would like to incorporate at the property. So far, no answer has been given as to which Peabody <br /> Properties policies and procedures are necessary for the LIHTc program, and which are just suggested <br /> polices from Peabody Properties. Mr. Fish asked who this person was and asked Mrs. Botsford to be open <br /> and honest about things. Mrs. Botsford responded that is was Laurie McGuire. Mr. Fish stated that Ms. <br /> McGuire's actions were unacceptable and so she would be replaced. Someone else from Peabody <br /> Properties would be assigned to the Asher"s Path Apartments site. Mrs. Botsford stated that she does feel <br /> that she has plenty of time at the property to handle the workload. Mrs. Botsford stated that this is a <br /> great project that could serve as a good example for other housing authorities to collaborate with <br /> property management companies. Mr. Laporte pointed out that Mrs. Botsford has gone above and <br /> beyond her duties and responsibilities to male Asher's Path a nice place for the residents to live. Social <br /> activities are being done, a personalized newsletter is being done and added to the Peabody Properties, <br /> and there are regular meetings between Mrs. Botsford and all the residents. The board thanked Mr. Fish <br /> for coring to the meeting and for working so cooperatively with the housing authority. <br /> . ADO PTIO Iof REVISED IINCO lE LIMITS— M RVP: Mrs. Botsford provided the board with a <br /> copy of the new Income Limits for MRVP as received recently from DHCD. After a brief discussion a <br /> notion was made by Ms. Allen and seconded by lets. Garron to adopt the new Income Limits <br /> for the M VP as presented. The notion carried. <br /> . EMPLOYEE BONUSES: The subject of employee bonuses was tabled from the last meeting. Budget <br /> guidelines for FY 2008 allow for up to $3,000.00 in bonuses to be awarded for housing authorities <br /> employees to award special efforts and initiatives. After a discussion among board members, in <br /> recognition of the extra work required to get Asher's Path Apartments built and occupied ahead of <br /> schedule, for being awarded two grants from the town's Community Preservation Act Committee for the <br /> Breezy Acres Expansion Project, and for going above and beyond to keep the office running smoothly <br /> after firs. Botsford's accident last July, a motion was made by Ms. Allen and seconded by Ms. <br /> Carron to give Alice Eld a bonus in the amount of$750.00 and Mr. Gault and Mrs, Botsford a k <br /> bonus in the amount of$1,250.00 each. The motion carried. Mrs. Botsford thanked the board. <br /> . OTHER BUSINESS: Mr. Halpern asked if they were forming a tenant organization at Asher's Path. <br /> Mrs. Botsford stated they were, and in fact she encouraged it. She spoke of the benefits of having a <br /> tenant organization and hover management the housing authority) and representatives of the tenant <br /> organization can work cooperatively together on major issues. Asher's Path residents asked for Mrs. <br /> Botsford"s input on organizing and she is meeting with-them nd trying to help there through the process. <br /> T.
