Vincent is splitting his time between A hers Path, Homeyer Village, and <br /> Breezy Acres and now supervises our part-time custodian/landscaper, Vincent is an extremely talented, <br /> professional, courteous, patient, conscientious, and dependable employee who is well liked by everyone. <br /> Annual evaluations have all been done. <br /> Rose Marie Chenard, a worker through the Elder Service Senior Aide Program, continues working for us <br /> 18 hours per week. She splits her time between the main office and Asher's Path Apartments. we hope <br /> to be able to hire Rose for more hours after we take over management of Asher's Path Apartments. <br /> William"Bob" Manganiello started in January„ working as our part-time custodian/landscaper. Bob has <br /> been an excellent addition to our staff'. He splits his time between Asher's Path and MHA properties. <br /> In addition to staff supervision, I continue to be responsible for the Full management of our properties: <br /> Asher"s Path, Breezy Acres, and Homeyer Village. In addition, I am responsible for administering all of <br /> the rental assistance programs for a total caseload of approximately 150 clients. I've managed all <br /> accounts payables and receivables and assisted in ars audit done by the IRS office. I continue to publish <br /> a monthly newsletter for Homeyer pillage and Asher"s Path residents, arrange some social activities at <br /> both properties, and maintain a lending library in each of the community rooms. I attend monthly <br /> meetings for SMEDA (Southeastern Massachusetts Executive Director's Association), SHADO (Small <br /> Housing Authority Directors Organization), Mashpee Human Services, the Cape Cod Executive Directors <br /> group, and have been re-appointed to MassNAH O's Professional Development Committee. I attender! <br /> the Spring conferences for MassNAH O. I attend Pat Grace legal workshops throughout the year <br /> whenever. possible. , Currently I am at Asher`s Path on Mondays, and Thursdays and at the main office <br /> on Tuesdays , Wednesdays, and Fridays (unless I am attending a meeting). I remain on-call for <br /> emergencies 24/7. <br /> Budget/Finance <br /> Our budget was level funding this past year—for the sixth time in seven gears. Income was higher than <br /> expected, so even though we had many unit turnovers, utility costs increases, replacement of a water <br /> heater, and a lot of snow removal, we may end up with a balanced budget after all. <br /> Activities During the Past dear <br /> WAITING.LISTS: All waiting lists have been updated. Currently vire have 33 applicants on our Chapter <br /> 667/Homeyer Village waiting list; 15 applicants on our Chapter 705/Breezy Acres waiting fist; and 126 <br /> applicants on our MIVP Project Based waiting list. <br /> POUCIES: The following policies were reviewed and updated this past year: Fiscal Policies &Procedures, <br /> Reasonable Accommodation Policy& Procedure, Personnel Policy <br /> The following policies were added this past year: Satellite Dish/Antennas/Video and/or audio <br /> Programming Policy, Inventory Policy <br /> UNIT TURN-OVER/ MAINTENANCE: In the past 12 months, we've had nine unit turnovers—compared to <br /> B last year. Five at667/Homeyer pillage apartments and three at 705/Breezy Acres apartments turn- <br /> over. Carbon Monoxide batteries were replaced in all units at both developments and all fire <br /> extinguishers were recharged or replaced as well. All items on the monthly preventative maintenance <br /> schedule were addressed. Annual inspections were done for every unit. <br /> NON PROFIT: our non-profit corporation, the Mashpee Affordable Housing Trust, was dissolved. <br /> -5 - <br />
