Bk.#: 30342 <br /> 628 Main Street Page#: 255 . <br /> (Map 13 Parcel 47) <br /> Mashpee,MA 02649 <br /> A Petition was filed on September 18,2017 by Owner,P.A.Landers,Inc.,requesting <br /> a modification to an existing Special Permit (SP-87-08-084) to address the creation of a <br /> driveway/roadway on property located at 628 Main Street, for the purpose of allowing <br /> vehicle traffic from 608 Main Street to access Main Street(Rte. 130)through the 628 Main <br /> Street property, (Map 13 Parcel 47),Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise,a newspaper of <br /> general circulation in the Town of Mashpee, on September 29, 2017 and October 6, 2017 <br /> a copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> Provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> This Petition was opened and heard at the Mashpee Town Hall on Wednesday, <br /> October 25, 2017 but was continued until Wednesday, November 8, 2017 because the <br /> Board requested a definitive plan,and approval from the DPW Director. <br /> Public Hearings were held on this Petition at the Mashpee Town Hall on <br /> Wednesday, November 8, 2017 at which time the following members of the Board of <br /> Appeals were present and acting throughout;Chairman,Jonathan Furbush,Vice Chairman, <br /> William Blaisdell, Board Member, Dom DeBarros, and Associate Member, Norman J. <br /> Gould. <br /> Mr. Preston Landers, owner of the P.A. Landers, Inc. represented himself and is <br /> seeking to use the driveway, at 628 Main St. that was previously built for vehicle/truck <br /> access to the abutting property at 608 Main St. He provided a plan depicting the turning <br /> radius that was approved by Catherine Laurent at the DPW. The road will provide better <br /> visibility from both directions. <br /> There is an existing commercial building in the front of the property that has garage <br /> space underneath in the rear. Vehicles can access the rear of the building on the right side <br /> of the building via a ramp that is supported by retaining walls.Mr.Landers proposed a stop <br /> line at the top of the ramp with a double-yellow line to delineate the lanes to provide safer <br /> access. <br /> 1 <br />
