Coghlin Doc. #: 1164281 <br /> 56 Spoondrift Way Ctf. 4: 194053 <br /> (Map 112 Parcel 37) <br /> Mashpee, MA 02649 <br /> A Petition was filed on June 16, 2017 by Amy P. Coghlin requesting a Written <br /> Finding under §174-17 and §174-20 of the Zoning Bylaws to raze and replace a single- <br /> family dwelling on property located in an R-3 Zoning District, 56 Spoondrift Way, (Map <br /> 112 Parcel 37), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on June 23, 2017 and June 30, 2017 a copy of <br /> which is attached hereto and made a part hereof <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, July 26, 2017 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Members, Ron Bonvie, Dom DeBarros, and Associate Member, Brad Pittsley. <br /> Attorney Kevin Kirrane represented the applicant for this raze and replace project. <br /> He provided the Board with plot plans, photographs of the left hand side of the existing <br /> structure, and similar raze and replace projects in the immediate neighborhood. He <br /> provided a color plan showing highlights of the existing structure. The shaded gray color <br /> on the plan shows the proposed structure. The property is situated on an approximately <br /> 15,000 sq. ft. lot and has approximately 100 feet of frontage on Spoondrift Way, and slopes <br /> to Popponesset Creek dropping 16 ft. which will allow for a walk out basement in the <br /> design of the house. The lot is wider in the front and narrows to the rear. <br /> The existing structure is approximately 2800 sq. ft. and covers 19.8% of the lot. <br /> The residence is a three (3) bedroom home and was built in the late 1960's. The structure <br /> is non-conforming and is 6.1 ft. from the northerly side line, and the existing structure sits <br /> 12.6 ft. from the southerly side line. The deck will remain and sits 11 ft. from the property <br /> line. The actual building sits 12.6 ft. from the property line. The coastal bank runs through <br /> a portion of the existing deck and is only 10 ft. from the saltmarsh. The current structure is <br /> 30.4 ft. off the saltmarsh. <br /> . 1 <br />
