Hall Doc.: # 1098669
29 Quippish Road Ctf.: # 187014
(Map 55 Parcel 5.0)
Mashpee, MA 02649
A Petition was filed on June 15,2017 by Philip A.Hall, requesting a Special Permit
under §174-45.4 of the Zoning Bylaws to allow for an accessory apartment on property
located in an R-3 Zoning District, at 29 Quippish Road, (Map 55 Parcel 5.0), Mashpee,
MA.
Notice was duly given to abutters in accordance with Massachusetts General Laws
Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of
general circulation in the Town of Mashpee, on June 23, 2017 and June 30, 2017 a copy of
which is attached hereto and made a part hereof.
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the
provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee
Zoning By-laws.
Public Hearings were held on the Petition at the Mashpee Town Hall on
Wednesday, July 26, 2017 at which time the following members of the Board of Appeals
were present and sitting on this hearing;Vice Chairman,William Blaisdell,Board Member,
Ron Bonvie, and Associate Members, Brad Pittsley and Norman J. Gould.
On July 26, 2017, Mr. Philip Hall presented his application for an accessory
apartment he built back in 2014 to accommodate a family member. The 22' x 22' apartment
was constructed that was originally used as a one-car garage, and it did not extend beyond
the original footprint. Mr. Hall supplied the Board with a hand-drawn plan that did not
depict the existing kitchen facility or bedroom. The Board had a discussion regarding the
accessory apartment requirements in the bylaws and determined that the application was
incomplete. Therefore the case was continued by the applicant and the Board requested
that he return with the required information on a revised plan.
On August 9,2017,Mr. Philip Hall returned to present his application and provided
a revised first floor plan, second floor plan, a site plan and the existing parking. The plan
also depicted the smoke detectors and the CO detectors for the entire living space within
the home and was inspected by a fire inspector.
1
