Thompson Pg. #: 135 <br /> 34 Riverside Road <br /> (Map 119 Parcel 125) <br /> Mashpee, MA 02649 <br /> A Petition was filed on June 15, 2017 by David E. and Martha L. Thompson <br /> requesting a Written Finding under§174-17 of the Zoning Bylaws to allow for construction <br /> of a bedroom addition on property located in an R-3 Zoning District, 34 Riverside Road, <br /> (Map 119 Parcel 125), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on June 23, 2017 and June 30, 2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, July 26, 2017 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Members,Dom DeBarros, and Scott Goldstein, and Associate Member,Norman J. Gould. <br /> Mr. Steve Cook, with Cotuit Bay Design represented the application that is <br /> currently a 788 sq. ft. cottage built in 1932 which is pre-existing, non-conforming. The. <br /> proposal is a new bedroom addition as shown on the site plan highlighted in lavender. The <br /> existing house is 6.8 ft. on the right property line, 9.5 ft. to the bulk head, and 17 ft. from <br /> the street. The new addition is conforming to zoning regulations showing 16 ft. from the <br /> rear,3 3.2 ft. from the left property line,and 40 ft.from the street. The existing lot coverage <br /> is 14.6%, and will increase to 17.6% and is still under the 20% requirement. The new <br /> addition will be in closer space with the porch but all exterior features match the existing <br /> cottage. There's a new three bedroom septic system proposed for this property. The <br /> existing garage and old foundation from a green-house will be removed from the property. <br /> Mr. Goldstein read the Board of Health, Conservation and Inspection Department <br /> comments into the record. The question from Board of Health was; "are there calculations <br /> to show that the primary SAS is designed for three bedrooms"? <br /> 1 <br />
