MAS14PEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Richard McCracken. <br /> 73 Mercantile Way(Map 88 Parcel 94) <br /> Mashpee,MA 02649 <br /> SP-2017-35 <br /> The building is also proposed to include a common restroom facility, handicap <br /> accessible on the northerly end of the building, and equipped with a sprinkler system for <br /> fire safety. Each unit will have an overhead door to accommodate the storage of boats or <br /> vessels which is the intended use and is allowed under the bylaw. The applicant is also <br /> proposing outside storage that was highlighted in blue on the plan. There will be two size <br /> units in the building, and the outside bays will be consistently sized for the storage of <br /> vessels. It is a one story building with overhead doors large enough so they can <br /> accommodate these vessels and vessels on a trailer. <br /> Mr.Eddy said this project will have a tight tank installed,and there will be no power <br /> washing of the boats. He said there are five spaces required for parking. There is parking <br /> in front of each overhead door,which is fifteen spaces, and will be stripped spaces as well <br /> as handicapped stripped space. There will also be a key coded entry for the restrooms. <br /> Attorney Kirrane submitted draft documents titled; Master Deed of Boat Loft — <br /> Mashpee Condominium and Declaration of Trust of Boat Loft—Mashpec Condominium. <br /> Board Member Ron Bonvic requested that specific verbiage be included in the <br /> condominium documents regarding the maintenance plan of the facility, the drainage, i.e. <br /> rain garden, visual inspections of all bays and hours of operation. He requested that the <br /> Board's approval of a maintenance plan be referenced in these condominium documents <br /> as Exhibits to the Special Permit. <br /> The Board members read the Board of Health, Conservation, and Inspection <br /> Department comments into the record. The Board of Health provided the applicant(s)with <br /> a list of comments regarding the storage of the boats and is conditioned within this Special <br /> Permit Decision. <br /> There were no more comments from the Board or audience. <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a <br /> Special Permit. Upon motion duly made and seconded at the Public Hearings on <br /> Wednesday, July 12, 2017, the Zoning Board of Appeals voted unanimously to issue a <br /> Special Permit with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit under Mass General Law 40A Section 9. <br /> 2 <br />
