Pg.: #282 <br /> 53 Mercantile Way (Map 88 Parcel 86) <br /> Mashpee, MA 02649 <br /> A Petition was filed on May 5, 2017 by Petitioner, Capewide Construction, Inc. <br /> requesting a Special Permit under §174-24 (C) and §174-25 G (6) (14) of the Zoning <br /> Bylaws to allow for construction of a 7,440 sq. ft. storage warehouse building consisting <br /> of six (6) separate bays on property located in an I-1 (Industrial) Zoning District, at 53 <br /> Mercantile Way, Map 88 Parcel 86, Mashpee, MA. (Owner of record: Drywall Masonry <br /> Supplies, Inc.) <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpce,on May 12, 2017 and May 19, 2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,..lune 14, 2017 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Members,Dom DeBarros,and Scott Goldstein,and Associate Member,Brad Pittsley.Also <br /> present was Building Commissioner, Michael Mendoza. <br /> Attorney Kevin Kirrane represented the applicant for the proposed commercial <br /> building project. Also present was Joao Junqueira, with Capewide Construction. Mr. <br /> Kirrane said the plans submitted to the Board shows the lot consists of 76,500 sq. ft. and <br /> has 225 linear feet of frontage on Mercantile Way. The plan also shows Industrial Drive as <br /> its rear property line. The site is located in the 1-1 Zoning District and is largely populated <br /> with scrub pine and oak trees. The applicant is proposing to construct a 7,440 sq. ft. one <br /> story building and is the typical construction in the industrial area built by Morton Building <br /> Inc. <br /> The proposed building requires a Special Permit for the proposed specific uses <br /> under §174-25 G (6) (14) which allows for wholesale use such as storage within the I-1 <br /> Zoning District, and also contractor bay uses within the specified building under §174-24 <br /> (C) in the general special permit bylaw that sets forth the criteria that relates to public <br /> health, safety and welfare. <br /> 1 <br />
