MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Capewide Construction, Inc. <br /> (Owner of Record: Drywall Masonry Supplies, Inc. <br /> 53 Mercantile Way (Map 88 Parcel 86) <br /> Mashpee, MA 02644 <br /> SP-2017-32 <br /> This project went before the site-plan review committee and received a positive <br /> recommendation. A discussion was brought before site plan review regarding parking in <br /> the front of the building as opposed to the side and the rear which is typically the parking <br /> criteria in the zoning bylaw. However, under §t74-37 gives the Board the discretion to <br /> permit parking to be located other than the side and behind the building providing that the <br /> Board believes that the overall site and design is esthetically better and also improves safety <br /> concerns. The plan depicted the windows on the building to be considered for architectural <br /> esthetics and will also provide additional light. There will be six (6) bays, and depending <br /> upon the tenants,there might be more than one tenant interested in more than one bay. <br /> Chairman Furbush asked what the requirement was for parking, and if there is a <br /> dumpster with a fence. He also asked about the outside lighting. <br /> Attorney Kirrane said there are nine parking spaces provided including one <br /> handicapped space. There is a dumpster provided and most of the proposed lighting is on <br /> the front of the building. The building lights will be shielded. <br /> Building Commissioner, Mike Mendoza wanted clarification regarding the- <br /> windows shown on the plan and if there is an office for the company watching the building. <br /> Attorney Kirrane said there is no second floor on this building. <br /> Mr. Mendoza suggested that the handicapped parking space shown on the plan <br /> needs to be moved in front of the office section of the building, and will also need to be <br /> revised on the building plan. <br /> Chairman Furbush asked Joao what types of businesses will be in the spaces and if <br /> they will be renting them. Joao said they will be rented spaces, and there will be no <br /> landscapers or builders. There will be no outside storage of construction material. <br /> Attorney Kirrane said that he will return to the Board if there is a request for other <br /> uses made for anything other than what is requested today. <br /> Mr.Mendoza said a certificate of occupancy is required for each separate contractor <br /> bay if the business use changes. He read the bylaw that depicts the type of uses. <br /> Joao told the Board that he will install a bathroom in each bay but will not pour the <br /> floor until he has tenants. <br /> 2 <br />
