MacRoberts <br /> requesting a modification to a Special Permit (SP-2016-35)to allow for construction of a <br /> deck attached to the rear of the house and proposed accessory apartment on property <br /> located in an R-3 Zoning District, 16 Papnomett Road,(Map 61 Parcel 46),Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise,a newspaper of <br /> general circulation in the Town of Mashpee, on April 28,2017 and May 5, 2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,May 24, 2017 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Members,Ron Bonvie,Dom DeBarros,and Scott Goldstein,and Associate Members,Brad <br /> Pittsley and Norman J. Gould. Also present was Building Commissioner, Michael <br /> Mendoza. <br /> Mr. Joseph Butler represented the homeowner for the proposed deck. The reason <br /> for the modification is to allow for a deck that was not included in the original proposal or <br /> depicted on the site plan of the accessory apartment structure that was approved by the <br /> Board last year. The deck will extend eight(8)feet off the back of the addition and house. <br /> There will also be a ramp constructed in the front of the house and does not change the <br /> setback in the front. <br /> The Board reviewed the plan and noticed that the deck was hand-drawn on the plot <br /> plan. The Building Commissioner said that the plan shows the foundation, but he wanted <br /> to make sure that the scale was correct. The lot coverage prior to the deck was 14.4%,the <br /> lot coverage will be 15.3%with the deck. <br /> Mr.Butler said there was a change made to the interior location of the kitchen. Mr. <br /> Mendoza said that is not an issue. <br /> 1 <br />
