Thorp Bk. #: 30456 <br /> 62 Riverside Road Pg. #: 58 <br /> Map 119 Parcel 136 Doc. #20930 <br /> Mashpee,MA 02649 <br /> A Petition was filed on April 13,2017 by Scott Thorp requesting a Variance of the <br /> front, rear, side and lot coverage under §174-31 of the Zoning Bylaws to allow for <br /> construction of an attached garage with a bedroom above on property located in an R-3 <br /> Zoning District,Map 119 Parcel 136,Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise,a newspaper of <br /> general circulation in the Town of Mashpee, on April 28,2017 and May 5,2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, May 24, 2017 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Members,Ron Bonvie,Dom DeBarros,and Scott Goldstein,and Associate Members,Brad <br /> Pittsley and Norman J. Gould. Also present was Building Commissioner, Michael <br /> Mendoza. <br /> Mr. Scott Thorp represented himself for the garage project. He submitted the <br /> petition application while in the process of purchasing the home and wanted to meet the <br /> filing deadline. He provided the Board with the plot plan of his property that depicts the <br /> existing and proposed project which consists of a 23 ft. by 24 ft. two bay garage with a <br /> bedroom above. <br /> The Board had a. discussion regarding the lot coverage being over the 20% <br /> requirement. They suggested that the applicant try and reduce the lot coverage by possibly <br /> removing the shed.The Board is trying to set a precedence for future applications and keep <br /> the lot coverage below 20%. <br /> Mr.Mendoza mentioned to the Board that when the building permit is submitted to <br /> the Building Department,the as-built foundation plan should show the lot coverage. <br /> 1 <br />
