TOWN OF MASHPEE <br /> Board of Appeals <br /> Minutes <br /> Wednesday, November 18, 1998 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, November 18, 1998, at <br /> 7:30 P.M. at the Mashpee Town Hall, Board Members present were Vice Chairman <br /> James E. Regan.III, Board Member Robert G. Nelson and Associate Members Richard T. <br /> Guerrera and James M. Dorgan. Associate Member Michael A. Makunas was absent. <br /> Building Commissioner William F, Hauck was in attendance, <br /> u hill Deveo m nt C m ani s Limited—Requests a Variance from Section 174-31 of <br /> the Zoning By-laws for permission to vary the frontage requirements on property located <br /> in an R-3 zoning district at 2 Bright Coves Way(Map 1 I I Block 41),Mashpee, MA. <br /> (Owner of record: Alphonse A, and Donna I. Bochanowski.) <br /> Members sitting: James E, Regan III,Robert G. Nelson and Richard T, Guerrera. <br /> Mr. Frank Ward represented the applicant stating that due to the green belt, the reserved <br /> area, the frontage on the subject lot amounts to 57.84 feet. The applicant is seeking relief <br /> of 17,15 feet from the 75 feet frontage requirement. The owners, Mr. and Mrs. <br /> Bochanowski also attended the meeting. <br /> Mr. Hauck informed the Board that the original plan was started as a Land Court Plan <br /> which took several years. During that period of time, more land (including the subject <br /> lot) was purchased that was not incorporated in that original plan and now has to conform <br /> to the zoning requirements. He indicated that the lot meets the side and rear setback <br /> requirements. <br /> Mr. Nelson questioned if the lot would have any access across the reserved area. Mr. <br /> Ward replied that it would not and, further,that the location of the house and the <br /> driveway were repositioned to accommodate that situation and to meet the required <br /> setbacks on each corner of the lot. He stated that a peastone driveway is proposed with <br /> the septic system on the other side of the garage. The Board of Health has approved the <br /> septic system. <br /> Mr. Boyd, an abutter, expressed interest in the plan. He belongs to the Peninsula Counsel <br /> and wants to preserve reserved area. No other comments were received from abutters. <br /> i Mr. Guerrera moved to grant a Variance of 17.16 feet from the frontage requirements, <br /> subject to Criteria 1-4 and Findings 1,3,4. <br /> �I <br /> Mr, Nelson seconded.
