All agreed. <br /> John L, &_ Cynthia J West -Request a Variance from Section 174-32 of the Zoning By- <br /> laws for permission to construct an addition to an existing dwelling on an unpaved road <br /> on property located in an R-3 zoning district at 26 Russell Road (Map 120 Block 29), <br /> Mashpee, MA, <br /> John L. & Cynthia J West -Request a Special Permit under Section 174-17 of the <br /> Zoning By-laws for permission to construct an addition to a non-conforming single- <br /> famiiy dwelling on property located in an R-3 zoning district at 26 Russell Road (Map <br /> 120 Block 9), Mashpee, MA. <br /> i. <br /> Members sitting; Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> David Sanicki of Cape& Islands Engineering represented the applicants and submitted <br /> revised plans showing 6.8% lot coverage. Mr. Sanicki stated that the in-law apartment is <br /> planned for elderly' p y parents to move into after selling their current home. The Board of <br /> Health has approved the proposal to relocate an existing septic system. The Conservation <br /> Commission has also approved the entire project, with orders of conditionsendin <br /> P g <br /> approval from the Board of Appeals. The new plans are to connect the existing house <br /> with a two-car garage and a roof extender to a one-bedroom apartment beyond the <br /> garage. Mr. Sanicki stated that he made a mistake when fling the application and <br /> l neglected to include the request to construct an in-law apartment (174-25.A.8 of the <br /> zoning by-laws). <br /> Mr. Govoni informed Mr. Sanicki that the application for a Variance to construct an <br /> addition on an unpaved road will require the owners to install a sprinkler system. He went <br /> I <br /> on to read the by-law regarding conversions to accommodate not more than two-families <br /> in a dwelling. The by-law reads "that there is not external evidence of occupancy by <br /> more than one family and further provided that each dwelling unit resulting from such <br /> conversion shall not have less than 750 square feet of habitable floor space." Mr. Govoni <br /> i; <br /> stated that the proposal appears to be a two-family home and questioned if the applicant <br /> could resubmit plans that changed the external appearance to look more like a single- <br /> family dwelling. Mr. Sanicki offered a few suggestions to change the appearance. Mr. <br /> Govoni recommended that thea applicant resubmit ubmrt plans with appropriate modifications as <br /> well as showing the location of Monomoscoy Road. No comments were received from <br /> abutters. <br /> E <br /> Mr. Govoni moved to withdraw the application for a Variance. Mr. Regan seconded. All <br /> agreed. <br /> 4 <br />
