Board of Appeals Minutes—October 14, 1998 6 <br /> Members sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> Mr. Scozzari did not attend the meeting. Mr. Govoni stated that the Town of Mashpee <br /> voted at Town Meeting earlier in the week to buy the land at 2 Great Neck Road North. <br /> He expressed concern about the traffic at that intersection. No comments were received <br /> from abutters. <br /> Mr. Govoni moved to deny without prejudice. Mr. Regan seconded. All agreed. <br /> UNDER ADVISEMENT <br /> Robert T. Cardillo -Requests a Variance from Section 174-31 of the Zoning By-laws for <br /> permission to divide an existing lot into two buildable lots on property located in an R-5 <br /> zoning district at 194 Pimlico Pond Road (Map 2 Block 11) Mashpee, MA. <br /> Members sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> �- Mrs. Carmela Cardillo, her daughter Robin Mastandrea and son Robert Cardillo, Jr. <br /> represented their application. Mr. Govoni referred to a nitrogen loading calculation sheet <br /> submitted by Cape& Islands Engineering due to concern regarding the nitrate levels in <br /> the Mashpee River as expressed at the September 23, 1998 Board of Appeals Meeting. <br /> He indicated that the levels are low because the parcels are larger than two acres. Mr. <br /> Govoni reminded everyone that when the lots were purchased the buyers did not buy the <br /> lots going across the street, turning the lots into one lot, No comments were received <br /> from abutters. <br /> Mr. Govoni moved to grant the Variance to divide the lot into two Iots and to grant a <br /> Variance of 21.31 foot frontage on Lot 2; subject to the following: <br /> 1. the lots meet the 80,000 square foot minimum requirement. <br /> 2. the nitrogen loading calculation indicate parts per million to be 1.3,well <br /> i below the federal guidelines of 10.0 parts per million. <br /> 3. findings 1, 2,3,4. <br /> i <br /> Mr, Nelson seconded. All agreed. <br /> is <br /> CONTINUED HEARINGS• <br /> l Jason Stone -Requests a Variance from Sections 174-31; 174-33 and 174-86 of the <br /> 1' Zoning By-laws for permission to vary the front setback requirements,the setback from <br /> the wetlands and to allow construction in the ACEC. The applicant proposes to construct <br /> a single family home with a front setback of 25 feet from Great Oak Road and a setback <br /> of 35 feet to the edge of the wetlands.
