Board of Appeals Minutes- August 26, 1998 2 coverage requested is for 32.9% and that the houses in the neighborhood have similar lot coverage. The applicant is not requesting a height variance. Mr. Crosby, the applicant's brother-in-law, submitted a letter in support of the proposal, Mr, Nelson addressed the problem of parking in the area, suggesting that Mr. Sanicki indicate on the plans the proposal for two parking spaces in the driveway, Mr. Nelson moved to grant the variance subject to variance criteria 1-4 and findings i - 4, allowing the building to be erected 10 feet back from the street line, i foot from the northerly street line and 8 feet from the rear property line;with the condition that a parking area accommodating a minimum of two cars be constructed on the southerly side of the building. He also moved to grant a lot coverage variance of 12.9%; stating that the lot is extremely small and the proposed improvements will be far superior to the existing dwelling. Mr. Dorgan seconded the motion. All agreed. Mr. Nelson moved to grant the Special Permit, subject to findings 3, 4, 5, 6, stating the proposal will constitute an improvement to the lot. Mr. Dorgan seconded. All agreed. O'Rourke -Request a Special Permit from Section 174-2519 of the Zoning By-laws for the construction of a pier, ramp and float in Great River on I property located in an R-3 zoning district at 34 Great River Road (Map 120 Block 68) Mashpee,MA. l David Sanicki of Cape&islands Engineering represented the applicants. He indicated that the Harbormaster, Shellfish Warden, Waterways Commission and Conservation Commission have all approved the proposal. He submitted revisions at the requests of the Harbormaster and Shellfish Warden, The new proposal is now 82 feet from the high water line. No comments were received from abutters. l Mr. Nelson moved to grant the Special Permit for Lot 12, Map 120 Block 68, subject to findings 2-5 of Special Permit criteria. Mr. Dorgan seconded.
