There is a combined <br /> frontage of 500 feet along Route 151. A drive around the back to the lower level will <br /> accommodate a three-car garage, storage space, office area and embalming rooms. A <br /> three-chapel complex along with office space and a viewing room is planned on the first <br /> level of the building. The projected capacity is for 360 people with 103 parking spaces <br /> required. One hundred fourteen parking spaces are proposed. Right-turn in and right-turn <br /> out only access, as well as deceleration and acceleration lanes to facilitate traffic entering <br /> and exiting onto Route 151 are planned. Passage is also proposed to use the access <br /> already being utilized by the Fire and Police Departments to allow a left-hand turn, He <br /> indicated that the commercial use would be of a low impact nature, creating some traffic, <br /> but with very little demand on municipal use and no adverse impact on any resource area. <br /> The proposal does conform with zoning lay-laws with regard to lot coverage, setbacks and <br /> number of required parking spaces. <br /> Mr. Kirrane pointed out that the variance is requested to allow for a 100 foot front <br /> frontage relief as nothing can be done on this lot if the variance is not granted. The rear <br /> yard setback variance is requested to allow 50 feet, a 10 foot relief, Bates Road appears <br /> to be the boundary line between the residentially zoned and commercially zoned areas. A <br /> hardship is created by the odd shape of the lot and its narrowing from east to west, The <br /> 75 foot front setback and 50 foot rear setback would make it impossible to develop on this <br /> land. <br /> Mr. Kirrane also submitted revised landscape plans prepared after meeting with the.Design <br /> Review Committee. The committee requested more planting in order to screen the <br /> parking areas. He also presented the rendering of the proposed building, remarking that, <br /> to his knowledge, this is the first request for a mortuary and funeral home in the Town of <br /> Mashpee. No comments were received from abutters, <br /> i <br /> i Questions from the Board included concerns about the turn-around in the parking lot, dry <br /> wells, drainage and traffic entering/exiting. <br /> Memos from the Planning Board and the Design Review Committee were considered, <br /> The only comments received from the town residents concerned traffic on Route 151, Mr. <br /> Dorgan noted that hours of operation for a funeral home are normally a few hours a day, <br /> whereas commercial use of a different nature would be all day long. <br /> l Mr. Dorgan moved to grant the Variance of a 10 foot rear setback, 100 foot front setback, <br /> i; <br /> subject to findings 1-4 of Variance criteria. <br /> i <br /> !
