Town of Mashpee <br /> Board of Appeals <br /> Minutes <br /> Wednesday,May 13, 1998 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, May 13, 1998 at the <br /> Mashpee Town Hall. Board Members present were Edward M. Govoni, Chairman; James <br /> E. Regan III, Vice-Chairman; Cheryl A. Hawver, Clerk and Associate Members Michael <br /> A, Makunas, James M. Dorgan, Robert Nelson and Richard Guerrera. Building Inspector <br /> William Hauck was in attendance. <br /> George C. and Susan Y. Domolky -Request a Special Permit under Section 174-17 of the <br /> Zoning By-laws for permission to expand a pre-existing nonconforming dwelling with the <br /> addition of a swimming pool on property located in an R-3 zoning district at 26 <br /> Spoondrift Circle (Map 111, Block 120)Mashpee, MA, <br /> George C. and Susan Y. Domolkv-Request a Special Permit under Section 174-25.1.9 of <br /> the Zoning By-laws for permission to construct a 38 foot ramp and float on Spoondrift <br /> Cove on property located in an R-3 zoning district at 26 Spoondrift Circle (Map 111, <br /> Block 120)Mashpee,MA. Special Permit 96-7 was granted for this use and has expired. <br /> James E. Regan III stepped down for this hearing. <br /> Members sitting: E. Govoni, C. Hawver, R. Nelson <br /> Engineer Michael Grotzke represented the applicant and informed the Board that the lot is <br /> a non-conforming lot and has a front setback of 14,5 feet. The proposed pool has been <br /> located away from the wetland and a new septic system will be installed. He explained <br /> that comments were sent by an abutter opposed to the project but that the pool is not <br /> located near his lot line. The Board of Health and Conservation Commission have <br /> approved the project. Mr. Grotzke explained that the lot coverage will be increased from <br /> 18%to 22%. <br /> Ms. Hawver moved to grant the Special Permit with the findings that the expansion would <br /> not be detrimental, lot coverage will be increased from 18% to 22%, the site will be <br /> improved with a new septic system and there is adequate land area for the expansion. Mr, <br /> Nelson seconded. All agreed. <br /> Bert E. and Margaret McConnell- Request a Variance from Section 174-25.1.9 of the <br /> Zoning By-laws for permission to exceed the 70 foot pier length limit to allow for a 110' <br /> pier, float and walkway on property located in an R-3 zoning district at 7 Harbor Ridge <br /> Drive (Map 104, Block 122) Mashpee, MA, <br />
