Board of Appeals Minutes - March 11, 1998 <br /> 2. <br /> Mr. Douglas Prentiss of Bruce Campbell Associates presented the traffic safety study on <br /> the Dunkin' Donuts site, He said he had conducted an independent assessment of the site <br /> and found that the site plan was unacceptable and suggested that it be revised to improve <br /> traffic flow on the site. He also reviewed possible mitigation to improve traffic conditions <br /> on Route 130. There was discussion Of parking facilities for large trucks and the <br /> possibility of having a left tura only lane. Mr, Prentiss said that truck parking should be <br /> on site. Comments were received from Attorney Brian Garner representing the applicant <br /> questioning how Off-site mitigation could be handled since so many businesses now exist <br /> along Route 130. <br /> Mr. Govoni moved to continue to March 25, Mr. Makunas seconded. All agreed, <br /> Join Costa -Requests a Variance from Sections 174-31 and 174-33 of the Zoning By- <br /> laws for permission to vary the front and side line setback requirements and the setback <br /> from the wetlands, The applicant proposes to construct a single family home with a front <br /> setback of 23.2 feet from Waterline Drive South, a side line setback of 9 feet on the North <br /> side and a setback of 35 feet from the edge of the wetlands, The property is located in an <br /> R-3 zoning district at 105 Waterline Drive South 'Map 125, Block 247), (Owner of <br /> record: Pamela C. Feldman, TR.) <br /> Members sitting: E. Govoni, M, Makunas, I Dorgan <br /> Revised plans dated March 10, 1998 were presented which have now been approved by <br /> the Conservation Commission,. Engineer Michael Grotzke stated that the wetland area <br /> will now be fenced to protect it during construction. <br /> Mr. Govoni moved to grant a Variance to allow a front setback of 21.94 feet from <br /> Waterline Drive South, a 6 foot side setback on the North side and a 35 foot setback from <br /> the wetlands.
