Regan moved to grant the permit finding that the changed between the proposed home and the <br /> prior one will result in an increase in lot coverage, but it is under the allowed 20%; that the <br /> proposed home will not result in a structure or use which is more detrimental to the neighborhood <br /> than the prior non-conforming structure and it use. J. Dorgan seconded. Alla reed. <br /> John Costa - Requests a Variance from Sections 174-31 and 174-33 of the Zoning By-laws for <br /> Permission to vary the front and side line setback requirements and the setback from the wetlands. <br /> The Drive South, a side line setback of 9 feet on the North side and a setback of 35 feet from the <br /> edge of the wetlands. The property is located in an R-3 zoning district at 105 Waterline Drive <br /> South (Map 125, Block 247). (Owner of record: Pamela C. Feldman, TR.) <br /> Member sitting: J. Dorgan, M. Makunas, E. Govoni <br /> John Costa was represented by Michael Grotzke of The Phoenix Group. Plans were reviewed <br /> It was determined this plan needed approval from the planning board. There was no public <br /> comment. <br /> M. Makunas motioned to continue to March 11. E. Govoni seconded. All agreed. <br /> Jas n Stone - Requests a Variance from Sections 174-31, 174-33 and 174-86 of the Zoning <br /> By-laws for permission to vary the front setback requirements, the setback from the wetlands <br /> and <br /> to allow construction in the ACEC. The applicant proposes to construct a single family home <br /> with a front setback of 25 feet from Great Oak Road and a setback of 3 5 feet to the edge of the <br /> wetlands. The property is located in an R-3 zoning district at 407 Great Oak Road (Ma 126 <br /> Block 47) (Owner of record: Andrew Benjamin). There was no public comment. p <br /> Members sitting: E. Govor i, J. Regan, J. Dorgan, <br /> Norman Hayes and Dave Crispin of the BSE Group represented the applicant. Plans were <br /> reviewed. There was discussion about potential concern of neighbors in the area. The Board <br /> requested the area be staked and personally viewed. There was no public comment. <br /> J. Regan motioned to take the matter under advisement pending a walk over the area anden <br /> input from Greg Taylor, DPW. J. Dorgan seconded. All agreed. P ding <br />
