MASHPEE BOARD OF APPEALS <br /> Minutes <br /> Wednesday, March 12, 1997 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, March 12, 1997 at 7:30 PM at the <br /> Mashpee Town Hall. Board Members present were Ed Govoni, Chairman, Cheryl A. Hawver, <br /> Clerk and Associate Members Michael A. Makunas, Robert Nelson and James Dorgan, James E. <br /> Regan III, Vice-Chairman and Associate Member Richard T. Guerra were absent. Building <br /> Inspector William Hauck was in attendance. <br /> John H nd Eilgen McCarthy-Request a Special Permit under Section 174-17 of the Zoning <br /> By-laws to allow the expansion of a non-conforming dwelling with a 19'x 20' house addition and <br /> a 15' x 22.95' deck to replace an existing deck and porch on property located in an R-3 zoning <br /> district at 5 Squaw's Lane (Map 117, Block 79)Mashpee, MA. <br /> Members sitting: E. Govoni, R. Nelson, C. Hawver <br /> Plans were presented on behalf of the McCarthy's which included a detailed sketch of proposed <br /> changes with measurements. Mr. Govoni found the following: 1)the changes between the <br /> proposed addition and deck replacement and the prior one will result in an increase in lot <br /> coverage but it is under the allowed 20%; 2) while the proposed addition and deck replacement <br /> will increase the non-conforming nature of the structure, the changes will not result in a structure <br /> or use which is more detrimental to the neighborhood than the prior non-conforming structure <br /> and its use; 3) the immediate neighborhood consists of single family homes of similar size. Many <br /> have been improved with additions or reconstruction. <br /> Mr. Govoni moved to grant the Special Permit under Section 174-17. Ms. Hawver seconded. <br /> All agreed. <br /> Michael DeDecko- Requests a Variance from Section 174-32 of the Zoning By-laws to allow the <br /> construction of a single family dwelling on an unpaved road on property located in an R-3 zoning <br /> district at 41 Coombs Road (Map 44, Block 27)Mashpee, MA (Owner of record: Roosevelt and <br /> Pearl Watson). <br /> Members sitting: C. Hawver, J. Dorgan, E. Govoni <br />
