�tf SVhy� Tong � V y /� �{ .. <br /> S .: 13rr ` f�L.i�shp e <br /> e <br /> —�" asl�tr-e,.1llea.ssrtct�ta.sctt <br /> 02Ci�9 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2016-39 <br /> Edward Cohen and Doc. #: 1292460 <br /> Ressa Cohen, Trustees Ctf. #: 209274 <br /> 142 Fells Pond Road <br /> (Map 122 Parcel 198) <br /> Mashpce, MA 02649 <br /> A Petition was filed on August 5, 2016 by Edward Cohen and Reesa Cohen, <br /> Trustees requesting a Written Finding under §174-17 of the Zoning Bylaws to allow for <br /> construction of a three season sunroom on property located in an R-3 Zoning District,Map <br /> 122 Parcel 198, Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 19, 2016 and August 26, 2016 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, September 14, 2016 at which time the following Board of Appeals members <br /> were sitting in on this hearing; Chairman, Jonathan Furbush, Vice Chairman, William <br /> Blaisdell,Board Members,Ron Bonvie,and Dom DeBarros, and Associate Member,Brad <br /> Pittsley. <br /> Ms. Pat Sciuto, from Harbor Homes Building represented the homeowners for this <br /> project. She said the project consists of removing the existing deck and replacing it with a <br /> sun room. The existing lot coverage is 15.5%, and still meets the current zoning with the <br /> proposed lot coverage at 15.9%which is a .4%increase. The new structure will be on sono <br /> tubes and will include six sliders with 2' x 6' construction, and will not be heated. The <br /> decking will be replaced. There is no step-down from the sunroom to the deck. <br /> Chairman Furbush read the Inspection Department comments into the record. He <br /> also read the Board of Health comments into the record. The Board had concerns with the <br /> location of the septic because it was not depicted on the plot plan. He also read the <br /> Conservation comments into the record. <br /> 1 <br />
