Rivera requesting a <br /> Variance under §174-31 from the front and side yard setbacks, and lot coverage <br /> requirements to allow for construction of a garage and porch on property located in an R- <br /> 3 Zoning District, at 79 Cayuga Avenue, Map 58 Parcel 12, Mashpee MA. (Owner of <br /> Record: Kristen E. Ferguson). <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on August 19, 2016 and August 26, 2016 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee <br /> Zoning Bylaws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, September 14, 2016 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, <br /> Board Members, Ron Bonvie, Dom DeBarros, and Scott Goldstein, and Associate <br /> Members, Brad Pittsley and Norman J. Gould. Also present was Building Commissioner, <br /> Michael Mendoza. <br /> Mr. David Rivera represented the project for the homeowner. He plans to purchase <br /> the home and would like to add a garage and bump out the second floor six feet, and the <br /> first floor will have a farmer's porch. <br /> The Board reviewed the plot plan and noticed the total proposed square footage for <br /> all the structures along with the proposed garage estimate to be 2,208 sq. feet. This will <br /> need to be changed to 2,049 sq. feet because the proposed garage would put it over the <br /> 20% lot coverage. By reducing the size of the proposed garage to 14 feet wide, it should <br /> reduce the lot coverage to exactly 20%. <br /> 1 <br />
