He also wanted to confirm the variance relief as being 4.4 ft. <br /> Associate Member, Sharon Sangeleer read the Inspection Department comments into the <br /> record. <br /> Acting Chairman,Bill Blaisdell read the Conservation and Board of Health comments into <br /> the record. <br /> There were no comments from the audience or the Board. <br /> Mr. Bonvie made a motion to issue a Variance to the applicant. In issuing this Variance, <br /> the Board has determined that the applicant meets all the conditions of variance under Mass <br /> General Law 40A Section 10. Mr. Bonvie referenced that the plan <br /> incorrectly depicts a 5 ft. variance when in fact the required side yard setback is 15 ft. It is <br /> depicted as 10.6 ft., and the'applicant is seeking a 4.4 ft. variance. This variance is also <br /> conditioned upon all comments read into the record. <br /> Mr. Gould seconded, yes, Mr. Blaisdell, yes, Mr. DeBarros, yes, and Ms. Sangeleer yes. <br /> All were in favor to issue the applicant a Variance for the construction of an enclosed porch. <br /> 735 Falmouth Road: Owner, Mark Bogosian requests a Special Permit under §174-24 <br /> (C), §174-25 G (14), and §174-25 D (1) of the Zoning Bylaws, to construct a 7,245 sq. ft. <br /> commercial use building, which will include typical contractor bays and office space. <br /> Applicant proposes to construct parking spaces in the front of the proposed building as is <br /> permitted upon the grant of Special Permit Relief in accordance with §174-37, in an I-1 <br /> Zoning District, Map 81 Parcel 28, Mashpee, MA. <br /> 735 Falmouth Road: Owner, Mark Bogosian requests a Variance under §174-31 Note <br /> 13, Land Space Requirements Table of the Zoning Bylaws, to vary the minimum lot <br /> frontage to allow for construction of a 7,245 sq. ft. commercial use building, which will <br /> include typical contractor bays and office space on property located in an I-1 Zoning <br /> District, Map 81 Parcel 28, Mashpee, MA. <br /> Attorney Kevin Kirrane represented Mark Bogosian who was also present and is the owner <br /> and prospective developer of this parcel of vacant land situated on.Route 28. Also present <br /> was Raul Lizardi-Rivera, with Cape and Islands Engineering. The applicant is seeking to <br /> construct contractor type bays upon this industrial zoned lot. The lot itself consists of <br /> 58,000+ sq. ft., and the proposed building will be just over 7,200 sq. ft. The building will <br /> be broken up into five individual bays, one of which will be occupied by the owner who <br /> plans to operate his design and building business. Mark purchased this property back in <br /> February 2017 and has put a plan together that is compatible and consistent with other <br /> projects that the Board has approved in the industrial zone. <br /> 2 <br />
