Mashpee Board of Appeals Minutes - September 25, 1991 2. <br /> Mr. Makunas questioned if extra frontage could be taken from <br /> lot 23 (32 on Land Court Plan) to provide 75' on the other two lots <br /> and maintain at least 75' on lot 23. He asked if this would go to <br /> the Planning Board for an ANR approval. Judy Mills, a member of the <br /> Planning Board who was in the audience, said an ANR lot required <br /> 150' frontage. <br /> Mr. Hanrahan stated that the Board would require information <br /> on the status of the surveys since they are in question. There <br /> was discussion that if the lot line was increased 10' on the road <br /> side and diminished 10' on the Ockway Bay side it might be possible <br /> to obtain two lots with at least 75' in frontage. Ms. Mills suggested <br /> that the applicant seek counsel. Mr. Jones asked if anyone would <br /> want to visit the lot since he disagreed with Attorney Carter's <br /> description of the topography. Mr. Hanrahan also suggested that <br /> the applicant might want to obtain counsel. <br /> Mr. Makunas moved to take the petition under advisement. <br /> Ms. Hawver seconded. All agreed. <br /> Frank A. Maki, Jr. d/b/a Century Vault Co. - Requests a Special <br /> Permit under Sections 174-25.G.5, 174-25.G.9 and 174-25.H.6 of the <br /> Zoning By-laws for permission to operate a concrete precasting <br /> business in an I-1 zoning district on property located at 90 and <br /> 100 Echo Road (Map 19, Blocks 6 and 7) Mashpee, MA. (Owner of <br /> record: Cape Cod Bank and Trust Co.) . <br /> Members sitting: W. Hanrahan, M. Makunas, C. Hawver <br /> Frank Maki informed the Board that he planned to move his <br /> cemetary burial vault company from West Barnstable to Mashpee. His <br /> primary business is the pre-cast burial vaults and other items and <br /> he also selling gravestones and monuments. He explained that he <br /> had 12 steel molds for the casting and does no cement batching on <br /> site. He said he would be using a new release agent on the forms <br /> which has a vegetable base rather than a petroleum base. <br /> Mr. Hanrahan read a letter from David Rich, Operations Manager, <br /> Mashpee Water District, a copy of which is attached. Judy Mills, <br /> Mashpee Water Commission, stated that she had not seen the plans <br /> and did not know if the applicant planned expansion at the site. <br /> Mr. Maki responded that he would be using the site as is. Ms. Mills <br /> stated that the Water District would be concerned that no more ground <br /> area be rendered impervious and that the drainage system conform to <br /> the standards of the Groundwater Protection District. <br /> George Costa, Board of Health, said he would not necessarily object <br /> if the plant was used to start a batch and mixing process but would <br /> want to have a condition requiring Board of Health inspection. Mr. <br /> Friel asked if Mr. Maki had the equipment for making cement and he <br /> replied that he did not since the original equipment at the site had <br /> been auctioned by the bank. There was discussion on the dumping of <br /> leftover cement and Mr. Maki said it was used to mold-surveyor bounds. <br />
