TOWN OF MASHPEE Board of Appeals j: Minutes Wednesday, September 11, 1991 The Mashpee Board of Appeals held a meeting at 7:30 P.M. on Wednesday, September 11, 1991 at the Mashpee Town Hall. Board members present and acting throughout were William J. Hanrahan, Chairman; Cheryl A. Hawver, Clerk; and Edward M. Govoni, Associate Member. Vice-Chairman Michael A. Makunas was present for all hearings except the Daley application and Associate Member John J. Friel was present for all hearings except the Cramer application. Building Inspector Douglas S. Boyd was in attendance. Robert Gleason - Requests a Special Permit under Sections 174-17 and 174-63 of the Zoning By-laws for permission to expand a pre- existing non-conforming structure with the addition of a family room and porch in an R--3 zoning district on property located at 79 Monahanset St. (Map 123, Block 89) Mashpee, MA. Members sitting: W. Hanrahan, M. Makunas, C. Hawver Engineer Christopher Costa represented the applicant and presented plans for a family room addition and porch. He said owner would require a 13.2'side line setback and would maintain the same distance from the street at 26.9.'. Mr. Govoni questioned the lot coverage and Mr. Costa replied that coverage would increase from 10.2% to 18%. Mr. Makunas asked what setbacks were required when the structure was built and Mr. Boyd responded they were 10' sideline setbacks and 20' from the street. Mr. Hanrahan read a letter in favor of the application from, an abutter, Lorraine O'Neill. Mr. Makunas moved to grant the request for a Special Permit Ms. Hawver seconded. All agreed. Edmund F. and Jeannette Daley - Request a Variance from Section 174-31 of the Zoning By-laws for permission to vary the setback requirements in an R-S zoning district on property located at 108 Pond Circle (Map 64, Block 106) Mashpee, MA. Members sitting: W, Hanrahan, C. Hawver, E. Govoni Mr. Makunas stepped down for this hearing. Tom Brown, builder, represented the applicant and explained that the owner proposed to build a garden shed for outside tools and that the topography of the lot prevented any other location. He said he had reviewed plans with neighbors and they had no objections. The shed will. be 10' x 12' , No comments were received from abutters. Ms. Hawver moved to grant the Variance based on plans submitted. Mr. Govoni seconded. All agreed.
