Board of Appeals Minutes - September 11, 1991 2. <br /> f <br /> Robert and Nataiie Schlundt - Request a Variance from Section 174-31 <br /> of the Zoning By-laws for permission to vary the lot coverage <br /> requirements in an R-3 zoning district on property located at <br /> 27 Wheelhouse Lane (Map 120, Block 166) Mashpee, MA. (Owner of <br /> record: Howard Chauncey) . <br /> Members present: W. Hanrahan, M. Makunas, C. Hawver, J. Friel, <br /> E. Govoni <br /> Architect Elizabeth Chapman represented the applicant and presented <br /> plans for the construction of a pool.. She explained that there <br /> was only one location it could be placed due to septic system location. <br /> She explained that the existing house is already non-conforming <br /> on lot coverage at 30% and they are requesting a 2% increase in <br /> lot coverage. She stated that some of the deck area would be <br /> removed. <br /> Mr. Boyd questioned if any of the decks at ground level had <br /> been calculated in the lot coverage and Ms. Chapman said they were <br /> not. Mr. Hanrahan questioned if this size home was typical of the <br /> area and Mr. Boyd replied that it was and that most of the homes <br /> had received variances on lot coverage. No comments were received <br /> from abutters. The Board requested documentation on need. <br /> Mr. Makunas moved to take the Petition under advisement. Ms. <br /> Hawver seconded. All agreed. <br /> Elizabeth K. Cramer - Requests a Variance from Section 174-31 of <br /> the Zoning By-laws for permission to vary the setback requirements <br /> in an R-3 zoning district on property located at 23 Keel Way (Map <br /> 120, Block 137) Mashpee, MA. <br /> Members sitting: W. Hanrahan, M. Makunas, C. Hawver <br /> Mr. Friel stepped down for this hearing. Mr. Hanrahan moved to <br /> deny the petition without prejudice. Mr. Makunas seconded. All <br /> agreed. (Continued later in meeting) . Denial was based on no representation. <br /> Arnold J. and Carolyn S. Kroll - Request a Special Permit under <br /> Section 174-25.1.9 of the Zoning By-laws for an existing pier, ramp <br /> and float in an R-3 zoning district on property located at 212 Daniel's <br /> Island Road (Map 100, Block 26) Mashpee, MA. <br /> Members sitting: W. Hanrahan, M. Makunas, J. Friel <br /> Engineer Stephen Wilson represented the petition which had been <br /> taken under advisement at the July 24, 1991 meeting of the Board. <br /> He explained that plans have been approved by Conservation with <br /> the addition of a relocation of the stairs. <br /> L <br /> Mr. Friel moved to grant the Special Permit, Mr. Makunas <br /> seconded. All agreed. <br />
