(Owner of record: Rosetta Krizansky) : <br /> James and Rosetta Krizansky - Request a Variance from Section <br /> 174-31 of the Zoning By-laws for permission to vary the front setback <br /> requirements for corner lots in an R-3 zoning district on property <br /> located at 119 Shore Drive (Map 117, Block 334) Mashpee, MA. (Owner <br /> of record: Rosetta Krizansky) . <br /> Members sitting: W. Hanrahan, M. Makunas, E. Govoni <br /> Attorney Kevin Kirrane represented the applicants. He informed <br /> the Board that the present seasonal structure was built before zoning <br /> and both the lot and the structure are now non-conforming. The <br /> owners propose replacing the seasonal house with a year-round home. <br /> He presented a rendering of the home showing a 20' setback <br /> from Kim Path and 24' from Shore Drive with lot coverage of 19.47. <br /> Mr. Hanrahan questioned if the structure was consistent with others <br /> in the neighborhood and. Mr. Kirrane said it was designed to be <br /> compatible with other homes in the area. Mr. Friel asked about <br /> the 34' height and Mr. Boyd replied that the measurement must be <br /> taken from the average existing grade. Mr. Govoni noted that 5/811 <br /> sheetrock must be used for structures over 30' . There were no comments <br /> from abutters. <br /> Mr. Hanrahan moved to grant the Special Permit and that a <br /> Variance was not necessary. Mr. Makunas seconded. All agreed. <br /> Mr. Kirrane asked that the Decision reflect that the Board <br /> made a determination that the Variance was not necessary. <br /> S.G.F.S. Realty Trust - Requests a Variance from Section 174-80H <br /> of the Zoning By-laws for permission to vary the paving requirements <br /> on property zoned I-1 at 843 Falmouth Road (Map 87, Block 7) Mashpee,MA. <br /> Mr. Hanrahan stepped down from the Board and left the room <br /> for this hearing. <br /> Members sitting: M. Makunas, E. Govani, J. Friel <br /> Engineer David Sanicki represented the application. He explained <br /> that this was a new application for a previous Variance which had <br /> expired. Mr. Makunas explained that Variances cannot be extended. <br /> Mr. Sanicki explained that the Board had issued a Special Permit <br /> which had been extended and the Variance was required to expand <br /> the parking area. No comments were received from the Water District. <br /> Mr. Friel moved to grant the Variance. Mr. Govoni seconded. <br /> All agreed. <br />
