TOWN OF MASHPEE <br /> BOARD OF APPEALS <br /> T <br /> Minutes <br /> Wednesday, June 12, 1991 <br /> The Mashpee Board of Appeals held a meeting at 7:30 P.M. on <br /> Wednesday, June 12, 1991 at the Mashpee Town Hall. Board members <br /> present and acting throughout were Cheryl A. Hawver, Chairman; <br /> Michael A. Makunas, Vice-Chairman; and B. Thomas Christian, Associate. <br /> William J. Hanrahan, Clerk, was present for the hearings on Riverbend <br /> Realty Trust and Peco. <br /> Members absent: Edward M. Govoni, John J. Friel <br /> Riverbend Realty Trust -- In the matter of Riverbend Realty Trust <br /> V. Board of Appeals (Superior Court Case 189-606) the Superior <br /> Court has remanded the case back to the Board of Appeals. The case <br /> was an Appeal of the Building Inspector's Decision regarding signage <br /> at the premises located at 100 Great Neck Road North (Map 45, Lot 3) <br /> Mashpee, MA. <br /> Members sitting: C. Hawver, M. Makunas, W. Hanrahan <br /> Attorney Kevin. Kirrane represented the applicant. He <br /> reviewed the background of the petition. He said that the <br /> sign existed on Town property and required approval by the <br /> Board of Selectmen. He explained that the Board of Selectmen <br /> voted favorably on the sign with the modification that interior <br /> lighting be removed. Design Review had recommended some changes <br /> in the frame and landscaping. <br /> Mr. Makunas moved to grant the Special Permit based on the <br /> request for a Special Permit on the recommendations of the Design <br /> Review Committee and the drawing presented and allow for variable <br /> nomenclature on the sign. Mr. Hanrahan seconded. All agreed. <br /> PECO Inc. - Request a variance under Section 174-31 of the <br /> Zoning By-laws for permission to vary the front setback requirements <br /> on corner lots in an R-5 zoning district on property located <br /> at 84 Shields Road (Map 30, Block 12A) 88 Shields Road (Map 30, <br /> Block 12) and 100 Shields Road (Map 30, Block 126.) <br /> Members sitting: C. Hawver, M. Makunas, W. Hanrahan <br /> Engineer Christopher Costa represented the applicant. He <br /> explained that all of the lots are corner lots and border on one <br /> road which is a paper road and will not be constructed since pit <br /> has been donated to the Town for conservation land. He said that <br /> the topography of the lots created a hardship. <br />
