Walter commented that if going <br /> with 2-hour separation and having the building sprinkled, it wouldn't matter. Kevin Kirrane said he will <br /> talk with the owner of the building. <br /> Glen Harrington stated that as long as this is a discussion of use, not occupancy, but if <br /> use/occupancy happens then Board of Health would want to review. <br /> Joel said Fire Department would have to look at it. <br /> Plan Review Motion: Catherine Laurent motioned Plan Review recommend Planning Board <br /> approve addition of following 3 uses to 168 Industrial Drive: <br /> + Indoor recreation. <br /> • Auto repair. <br /> • Contractor bays. <br /> Subject to Building Code and Fire Code review for the specific tenants at the time of <br /> occupancy. Scott Carline seconded the motion; and the motion was passed by All Pian <br /> Review members present. Charlie Maintanis had not yet arrived. <br /> Design Review Motion. Walter Yarosh motioned Design Review to approve same motion with <br /> conditions approved by Plan Review. Robert Nelson seconded the motion; and it was <br /> unanimously passed by Design Review members. <br /> Accidental Auto Body <br /> Tony Dupuis <br /> Informal site review auto body shop <br /> 735 Falmouth Road <br /> Tony Dupuis and Bob Amour were present. Mr. Dupuis said the property is between Jonny's Lube <br /> and Crane Herb. He said he is here to ask 2 questions: <br /> (1) Would use be allowed on that lot? Tom Fudala responded that use allowed by Special Permit <br /> from ZBA. <br /> (2) What size building could he put on that property? Walter Yarosh offered to give Mr. Dupuis <br /> some heads-up info and a little help: <br /> • Set-back requirements on the front mean building has to be way back. <br /> -• Grades really difficult. <br /> Access coming out has to be reviewed. <br /> + You'd have to sit down with engineer or architect to start looking at the process. <br /> 2 problems—look at grade and set-back requirements. <br /> • Will need retaining wall on whole back side of the property. <br /> • Clover building more of flat site. Concept same but grading more of major concern. <br /> • Tough area to come in/out of it. <br /> 4 <br />
